When land is bought and sold in Albania, the buyer can often be protected as a āgood faith purchaser.ā The idea is fair: if you buy something honestly, not knowing the sellerās title was dirty, the law shouldnāt punish you for someone elseās fraud. That protection is the entire escape hatch in this case. The buyers donāt need the document to be real. They just need to convince a court they had no reason to know it wasnāt.
Now put the dates next to each other.
The Supreme Court called the document fake in 2024. The land was sold to the current buyers in 2026. Thatās not a secret buried in an archive but a public ruling from the highest court in Albania, sitting there for almost two years before the sale went through.
And this is exactly the door the Albanian government is walking through. Ramaās public speach is that the land now belongs to the buyers, that the seller investigations are a separate matter, and that the property itself is outside any investigation. Whether that holds is the one thing this whole story turns on.
