The Cashflow Curiosity Podcast Most investors plateau at 2-3% net yield.

The Cashflow Curiosity Podcast sits down with experts across property, finance, and business to find out how smart investors turn capital into consistent, growing cashflow.

Should you be paying principal and interest or remaining interest-only?

How do you preserve borrowing capacity?

When does it make sense to prioritise cash flow over growth?

What happens when you've reached your lending limits in the residential market?

In this episode, Simon and I break down the different stages of the investment journey - from accumulation and optimisation through to consolidation and retirement - and the financial strategies that support each phase.

We also discuss:

• Why borrowing capacity is one of the most valuable assets investors have
• The hidden lending structures that can limit future opportunities
• Why some investors are exploring commercial property and SMSFs
• The risks behind certain "rental guarantee" property deals that appear attractive on the surface
• How to build an investment strategy that can adapt as markets, lending conditions and regulations change

Whether you're looking to buy your first investment property or already have an established portfolio, this conversation offers practical insights into thinking beyond the next purchase and building a strategy for the long term.

A big thank you to Simon for sharing his knowledge and experience.

"Redraw and offset accounts are basically the same thing" is a belief many of us hold.

And according to Simon Tran, it could be costing investors more than they realise.

In this part of my newest podcast episode, Simon breaks down one of the most misunderstood areas of property finance and explains why the way you manage your cash can impact:

• Your future flexibility
• Your borrowing strategy
• Your tax position
• And potentially the long-term performance of your portfolio

Many people make financial decisions based on what they need today, but the best investors think about what they might need five, ten or fifteen years from now. That's where the difference between redraw and offset becomes much more important.

If you're building wealth through property - or planning to in the future - this is one of those conversations worth understanding before making your next move.

Full episode available now with Simon Tran, where we also discuss borrowing capacity, ownership structures, cross-collateralisation and other common mistakes investors make when growing a portfolio. Watch the full episode here: https://youtu.be/OgSPB1NNWkE?si=2Qajmi7Tg_D6YRIp

In this episode, I sat down with Simon Tran, Senior Mortgage Broker and Qualified Property Investment Advisor, to unpack some of the most common mistakes investors make, and why many don't realise the consequences until years later.

We discuss:
• Why maxing out your borrowing capacity on your family home can limit your ability to build an investment portfolio
• The ownership structure mistakes that many investors make before speaking with an accountant
• The critical difference between redraw facilities and offset accounts, and how one simple decision can impact future tax deductibility and flexibility
• Why cross-collateralising properties can make it harder to access equity, refinance, or sell assets down the track

We also explore how investment strategies should evolve through different stages of the journey - from accumulation and growth through to optimisation and retirement - and why the right lending structure can be just as important as choosing the right property.

With proposed changes to negative gearing being heavily discussed at the time of recording, Simon's advice was clear: avoid making reactive decisions until all the details are confirmed. Instead, focus on building a strategy that can withstand changing policies, lending conditions and market cycles.

Whether you're buying your first investment property, actively growing a portfolio, or looking at alternative pathways such as commercial property or SMSFs, this conversation is packed with practical insights that could save you from costly mistakes.

A huge thank you to Simon for sharing his expertise.

When I first started this podcast, I thought it would be a great way to learn from people who had achieved incredible things in property and business.

What I didn't expect was how much I would learn about the people themselves.

Many of the guests I've had on the podcast are people I've known personally or worked alongside in the past. Yet despite those relationships, life and business often mean we never quite get the chance to sit down and have the deeper conversations that truly uncover someone's story, motivations, challenges, and lessons learned.

This podcast has finally given me that opportunity.

It's allowed me to connect with people on a level I hadn't before, hear perspectives I may never have otherwise discovered, and gain a much deeper appreciation for the journeys that have shaped them.

I've also learnt that creating a podcast isn't nearly as easy as it looks. There are plenty of moving parts behind the scenes, plenty of moments where you're figuring things out as you go, and plenty of opportunities to step outside your comfort zone. But that's exactly why I've loved it.

I've always believed that growth happens when we're willing to do things that feel uncomfortable, unfamiliar, or challenging. Every conversation, every recording, and every lesson along the way has pushed me to think differently, improve, and grow.

More importantly, these conversations are changing the way I think about wealth creation, cash flow, investing, and what it really takes to build something meaningful over the long term.

My hope is that the investors listening are getting the same value.

Because beyond the strategies and numbers, it's often the stories, experiences, and perspectives of others that leave the greatest impact.

One of the things I value most about what I do is the conversations I get to have with people from all walks of life.

Recently, I had the opportunity to sit down with Stuart Baker of Super Cashflow Developments and hear the story behind his journey into rooming houses. What struck me most was that it all began when he was just 16 years old. At a time when his mum had been diagnosed with cancer and his father was on crutches, life presented challenges that most people his age could never imagine.

Rather than letting those circumstances define them, Stuart and his family found a way forward. What started as a necessity became a passion, and over the years that journey evolved into a deep expertise in developing rooming houses and creating housing solutions for others.

Stories like Stuart's are a powerful reminder that behind every successful project, business, or career is a human story filled with resilience, determination, and hard-earned lessons.

These conversations continually inspire me, broaden my perspective, and reinforce the value of understanding the journey behind the outcome.

I started this podcast because I was craving more honest conversations.
Not just about business or investing, but about the messy middle, the lessons, and the stories behind what people build.

Some of the conversations I’ve had with other investors over the years have genuinely shifted the way I think, and that felt too valuable to keep private. So, this became a way to share those conversations with more people. Not the polished highlight reel, but the thinking, experiences, mistakes, and perspectives you don’t always hear online.

I’d love to know, what’s a conversation that’s changed the way you think lately?

Property management can make or break your investment experience - and yet, so many landlords don’t know what questions they should be asking before handing over the keys.

In this podcast episode with Stephen Fitzsimon from MRE, we unpacked all things property management - from the green flags that signal a great property manager, to the red flags that investors often overlook until it’s too late.

We also discussed:
• The key questions to ask before choosing a property manager
• Common mistakes landlords make
• How the right manager can protect both your property and your long-term returns

Most people think improving their cashflow starts with earning more. But in this part of the conversation, Roger broke it down differently.

It starts with awareness. Understanding where your money is actually going, having a system around it, and making more intentional decisions over time. Nothing extreme, just consistent clarity.

But there’s another layer that often gets overlooked.

The people around you.

Because no one builds real wealth in isolation. The biggest shifts usually happen when you’re surrounded by people who understand what you’re trying to do, and can actually guide you there.

A good accountant.
A solid broker.
The right advisors.
Even a partner or circle that keeps you accountable.

That support system matters more than most people realise. Not just for strategy, but for perspective, discipline, and better decision-making over time.

We often think building wealth requires big risks or major breakthroughs. But in this conversation with Roger Fredrick, the focus shifted somewhere far less obvious, and far more practical.

It’s the quiet discipline behind the scenes:
- the choices you don’t post about
- the things you say no to
- the habits that don’t feel significant in the moment

Over time, those are the decisions that start to change your position - from earning, to accumulating, to eventually owning assets that work for you.

If you’ve been trying to move forward financially but feel like nothing’s really shifting, this episode might reframe a few things.
