🤍Happy Australia Day 🤍

Today can mean different things to different people.

For some, it’s about family, friends, a day off, a BBQ, and time together.
For others, it’s a day that brings reflection, complexity, or mixed emotions.

All of those feelings are valid.

Wherever you’re at today, I hope you get a moment of:

🤍rest
🤍connection
🤍safety
🤍 and belonging

Whether you’re spending the day with loved ones, keeping things low-key, working, or simply getting through — I’m sending warmth your way.

Take care of each other today.
Kindness always matters.

Rental applications are where most people lose — on both sides.

For renters, it’s no longer enough to be “good enough”.
You’re often competing with dozens of other applications.

Standing out matters.

That doesn’t mean lying, oversharing, or jumping through ridiculous hoops — it means presenting your application in a way that clearly shows:

👉reliability
👉stability
👉and how you’ll look after the home

If you’re unsure how to do that, I can help make sure your application is the best version of you, without crossing any lines.

For landlords, choosing a tenant isn’t about picking the “perfect” couple on paper.

Sometimes the obvious choice isn’t the best choice.

For example:

A couple with a dog might look perfect, but if the yard isn’t suitable for pets, that dog is likely inside — increasing wear and tear.

Another couple might be on Centrelink payments, but if rent is paid via Centrepay each fortnight, that can mean guaranteed, consistent rent with less risk of arrears.

The goal isn’t perfection.
It’s stability.

The best tenant is often the one who:

👉pays rent consistently
👉communicates well
👉and treats the property like a home

Not the one that simply “looks best” on paper.

Good outcomes happen when:

👉renters understand how applications are assessed
👉landlords look beyond assumptions
👉and both sides make informed decisions

If you’re a renter wanting help strengthening your application, or a landlord wanting to choose the right tenant — not just the most obvious one —

👉 DM me. I’m happy to help.

Not sure what your responsibilities are as a landlord?

Being a landlord isn’t just about owning property — it’s about knowing your responsibilities too.

And let’s be honest…

Rental laws change, advice online is often outdated, and “I heard from a mate” can get people into real trouble.
❓ What am I actually responsible for?
❓ How much notice do I need to give?
❓ What can I legally claim from the bond?

Over the coming posts, I’ll be breaking down common landlord questions in plain English, so you can manage your property properly and avoid unnecessary disputes.

No scare tactics.
No overcomplicating it.
Just clear, practical info.

👇 Got a question you’re unsure about or can’t find a straight answer to?
Ask away in the comments or send a message — happy to help where I can.

Good landlords ask questions.
Smart ones stay informed.

🚨 LANDLORDS — THIS FREEBIE IS FOR YOU 🚨

If you own a rental property in Australia and think
“I’ll just deal with it if something goes wrong”…
that’s exactly how good landlords end up getting stung.

Most landlord problems don’t start with disasters.
They start with:
• the wrong notice
• the wrong form
• the wrong advice (usually from the wrong state)
• or assuming “that’s how it’s always been done”

And suddenly you’re dealing with a tribunal, stress, and money you didn’t plan to lose.

So I’ve created a FREE, plain-English guide for mum & dad landlords that breaks down:

✔ Residential tenancy laws in every Australian state & territory
✔ Who actually regulates landlords (and who doesn’t)
✔ Where disputes really go (VCAT, NCAT, QCAT, courts, etc.)
✔ What landlords are expected to know — without legal waffle

This isn’t legal advice.
It’s clarity.

It’s written by someone who’s worked inside the system and seen first-hand how often good landlords get caught out — not because they’re wrong, but because the rules aren’t explained properly.

If you care about protecting your asset, download this and read it before you need it.

Save it.
Share it with a landlord mate.
Future-you will thank you.

I see both sides — and it’s bloody hard right now.

The recent rental reforms have brought massive changes for landlords.
More obligations.
More rules.
More responsibility.

At the same time, renters are feeling the housing crisis harder than ever.
Fewer options.
Higher competition.
More insecurity.

Both things can be true at once.

Most landlords aren’t trying to do the wrong thing — they’re navigating changing legislation, rising costs, and uncertainty.

And most renters aren’t asking for the world — they just want stability, fairness, and a place to call home.

What I’m seeing, over and over, is confusion on both sides:

“What am I actually allowed to do?”

“What are my rights?”

“What’s changed?”

“What happens next?”

That’s where clear, plain-English information matters.

Not to inflame the conversation.
Not to pit landlords against renters.
But to help people understand the system they’re in — and make better decisions within it.

Housing shouldn’t feel like a battleground.

If you’re a landlord feeling overwhelmed by the changes, or a renter feeling stuck in a tough market — you’re not alone.

And if you’re unsure where you stand, ask.
I’m always happy to point people in the right direction.
