So What does that mean? So...What Does That Mean? cuts through the jargon of engineering, approvals & construction. For developers, homeowners & renovators.

We’re live now.

Episode 21 is all about one of the biggest misunderstandings in small development:

A DA is not just town planning.

If your site has flood, stormwater, access, survey, levels or servicing issues, you need the planning and engineering thinking joined up early — not after Council asks questions.

Going live in 30 minutes.

If you’re looking at a development site, subdivision, duplex or flood-affected block, this episode is worth a listen.

Most people think a DA is just a town planning report. But when Council starts asking about stormwater, flood, access, survey, levels and services, the job becomes much bigger.

In Episode 21, we explain why a good DA package is really about coordination — not just paperwork.

The one-line summary of how we think about AI at JCE.

AI doesn't fix bad processes. It accelerates them — including the bad bits.

If your engineering is incomplete and your coordination is poor, AI will help you produce incomplete designs and poor coordination, faster. The foundation has to be right first. Then technology amplifies it.

I used to send engineering reports and then spend the next hour on the phone explaining what they meant.

Eventually I thought — what if I just explained things properly in the first place?

That's how So...What Does That Mean? started. Not in a studio. On the phone, answering the same questions over and over.

Now everyone gets the answers. Not just whoever calls.

The least exciting take you'll see on this feed today.

Every conference is talking about AI, robots, drones. None of them are explaining why 70% of all construction rework still traces back to documentation errors.

A complete, coordinated, accurate set of drawings will outperform any AI tool on the market in 2026. Boring? Absolutely. Effective? Always.

This is where a lot of development projects quietly go wrong.

A consultant quotes a narrow scope.
It looks cheaper at the start.
Everyone stays in their own lane.
Then Council asks a question that sits between planning, engineering, survey, stormwater, flood or access.

And suddenly no one owns the problem.

That gap is where delays, variations and frustration live.

A strong development team is not just about individual reports. It is about making sure the pieces actually connect before the project is under pressure.

Cheap is not always cheaper if the missing coordination costs you months.

Land development can look simple from the outside.

Buy the site.
Prepare a plan.
Lodge with Council.
Build.

But the real project is in the details.

Stormwater. Sewer. Access. Flood. Levels. Services. Easements. Infrastructure charges. Council conditions. Construction costs.

Each one can change the design, the timing and the feasibility.

That is why good development advice needs to be practical, coordinated and grounded in how projects actually get delivered — not just how they look on a concept plan.

The idea is only the start.
The details decide whether it works.

The maths that doesn't make the brochure.

You're not "saving" 20% by cutting out the builder. You're trading the builder's margin for:
→ $5K–$10K in professional fees most people don't budget
→ Rework that can eat 12–39% of your total project cost
→ Personal liability for 6.5 years
→ Sequencing mistakes that cascade through the whole build

Sometimes the maths still works. Often it doesn't.

🔴 Out now.

Robot bricklayers won't save Australian construction.

Here's what will:
→ Complete documentation
→ Coordinated engineering
→ Designs that actually account for the site

$56 BILLION productivity gap. 70% of rework traces back to paperwork errors. And AI data centres are now COMPETING with housing for the same workers.

Episode 20 cuts through the AI hype. The boring truth is the one that actually matters.
