Australia Post-leased properties in Goodna sold for $2.13 million

Two adjoining retail properties in Goodna have sold for a combined $2,132,000, achieving a yield of 3.70 per cent — one of the sharpest recorded in Brisbane so far this year.
The sale marks the first transaction of an Australia Post-leased asset in the city in four years, underscoring the tightly held nature of such investments.
The two properties at 22–24 Smiths Road were sold separately via an expressions-of-interest campaign run by Colliers Investment Services on behalf of a local private investor.
A local Brisbane buyer acquired the 756sqm site at 22 Smiths Road, which has an approved development application for a two-storey retail and medical centre.
Plans are in place to reposition the property for office use. The neighbouring property at 24 Smiths Road, leased to Australia Post on a 10-year agreement, was purchased by a Victorian investor.
Hunter Higgins, Colliers Queensland Investment Services National Director, said demand for securely leased suburban retail assets remained strong.
“There’s huge appetite for well-located assets with secure national tenants and development upside. The depth of enquiry for this campaign, with over 300 interested parties, shows how tightly held these opportunities have become,” said Higgins.
“Australia Post-leased assets are exceptionally tightly held, and this was Brisbane’s first in four years. The market responded accordingly, with strong enquiry and multiple competing offers driving an excellent outcome for our client.”
Colliers Queensland Investment Services Senior Executive Shaun Seeto said the sale reflected a broader trend of investors targeting high-growth corridors like Ipswich, which is experiencing rapid population and infrastructure-led expansion.
“Our strategic approach to the campaign, paired with elevated investor confidence in the Ipswich region, culminated in a competitive outcome that sets a benchmark for similar assets in Brisbane’s western corridor,” said Seeto.
“Both purchasers were drawn to the prime location of Smiths Road in Goodna, which is the main thoroughfare for commercial precinct and benefits from proximity to multinational and global brands such as Woolworths, McDonald’s, Supercheap Auto, Repco, Hungry Jacks, Red Rooster, Dominos and Subway.”
The Ipswich local government area recorded annual population growth of 3.44 per cent as of December 2024, with forecasts indicating an 81 per cent increase by 2041.
