COMMENTS AND SHARES THAT IS?

You’ve probably heard it before but the number of followers someone has, and how many likes they get on their posts are irrelevant. Those numbers do nothing to grow your Facebook account. They are purely vanity metrics.

When it comes to FB what's important are comments and shares. Why?

In a nutshell:

At any one time there are around 2800 posts vying for a spot on your feed.

Your individual posts are shown to roughly 5% of your friends list. So if you have 100 friends only 5 will actually see your content. This is because if something isn’t of interest to your friends FB will choose not to share it with the rest of your list due to lack of engagement. Facebooks entire model is based around people staying on their platform, so they only want to share content that people want to consume.

Likes do nothing to convince FB that a user is interested in what you have to say. But if you get comments and more importantly shares, then Facebook conclude that hey this seems to be getting some traction - let’s send it out to a few more people.

If you’re someone who is constantly looking at what your competitors are doing have a closer look. Yeah, they may have a lot of FB ā€˜friends’. But how many shares are they getting.

When you share content of value people will want to pass it on.

Most real estate prospecting methods are NOT scaleable.

Let’s face facts - love it or hate it, door knocking takes time. Yes, it’s effective when done correctly and it can be a great source of lead and pipeline generation.

But it’s time consuming. And time is something that busy agents usually don’t have.

So if your beating yourself up because you can’t manage to make the time for it give yourself a bit of grace. It’s not you that’s at fault, it’s your vehicle.

Do you have a love/hate relationship with real estate?

For me I found real estate to be all or nothing. I’d either run at full pace, or I’d be dead still from pure exhaustion.

I found it impossible to not be all-in, _al_l the time. But it came at a cost. Cost to my health, my family time, anyway you know the drill.

When things were good I’d yell from the rooftops to anyone who would listen that I had the best career in the world.

But then there were other days where everything would turn to s**t and I’d want to jump of the nearest tall building.

As I’m still here I guess I must have had more good days then bad.

The other reason I’m still here is that I started to question what I was hearing. The real estate industry has a tendency for hype. And I believed it all. I was like a sponge absorbing and believing it all.

The biggest lie they tell you is that you need to ā€˜manage your time better', ā€˜be more organised’ or ā€˜get an assistant’ and ā€˜build a team’.

It’s not true. The biggest lie in real estate isn’t about time management, organisation, or even building a team - it’s about prospecting. the truth is, until you master the art of prospecting at scale, you’ll always be stuck in the feast-or-famine cycle. You won’t list enough properties to create real financial security for yourself, let alone support a growing team. Prospecting isn’t just part of the job - it is the job. And once you crack the code everything changes.

If your using social media to get leads and it’s not working there are a couple of things you should know:

Social media is a _socia_l platform - people don’t come here to be sold to

Your content needs to be enticing enough for people to stop scrolling

If all you are posting about is your listings, sales, and testimonials you are missing out on the 90% of people who are not currently in real estate mode.

Doesn't sound that difficult but I don't get a lot of spare time. Let me rephrase that. I don't make enough spare time. This year I've committed to change that.
