Most agents are still running the same Facebook appraisal ads they were running 5 years ago.

They still work, but the platform is changing...

Homeowners have seen these ads thousands of times so now, they just scroll straight past them.

Meta has noticed this with these direct call to action ads, that's why they introduced a feature that delays the learn more button, so now ads feel more like content before the pitch appears.

It's the exact same as doorknocking someone and expecting them to have the appraisal then and there.

That's not how it works, you introduce yourself, build rapport and then book the appraisal for a few days later.

Ads and content should be the same.

Warm up people with content, then hit them with a direct ad.

Agents are cutting their marketing budgets right now and I get it. Less listings, less cash flow, less reason to spend.

But that also means less competition. The agents who keep showing up while everyone else pulls back are the ones building a pipeline of warm sellers for when things pick up.

Sellers don’t decide who they trust when they are ready to list. They decide months earlier while they are scrolling and comparing agents on Instagram.

Now I know it’s in my interest to say this (it’s literally how I make money) but if you genuinely can’t afford to invest in your marketing right now, invest time instead.

Show up on Instagram. Post consistently. Build the pipeline while everyone else is waiting.

A slow market doesn’t mean less opportunity. It means less competition for the agents who are willing to show up.

1.1 million views and zero leads. 9.5k views and 67 leads.

The video with 9.5k views had a comment automation running behind it. Every person who engaged was automatically captured and qualified through DM without our client lifting a finger.

That is the compounding effect of having a system. Every piece of content you post is not just content anymore. It is a lead capture mechanism running in the background while you are out on appointments, at listings or off the clock.

Most agents are chasing views. The ones winning are letting their system do the work.

The people landing on your Instagram are not always cold traffic.

Some of them have already Googled you, checked your REA and liked what they saw enough to take one more step. They are warm, they are comparing agents and they are close to making a decision.

And then they land on your page and there is nothing for them to do.

No clear path to reach out. No simple next step. Just a phone number or a Linktree that asks them to do all the work themselves.

That traffic does not come back. It moves on to the agent who made it easy.

One property video in Hawthorn. 18 leads. $75k in pipeline value. Nothing extra spent.

The vendor was already paying for the listing video as part of the campaign. All we did was add a comment automation to the back end of it so that every person who engaged was automatically captured and qualified through DM.

No cold calling. No chasing. The leads came in while the agent was out doing their job.

And here is the part most agents miss. Those buyers are also your future seller leads. Add them to your database, stay in touch, and when they are ready to sell you are already the agent they know.

The vendor gets more buyer enquiry. You get a pipeline of future sellers. From marketing that was already paid for.

This is exactly what a seller does before they decide which agent gets through the door...

They Google you. Your agency website and your REA profile come up. They click through and find the same thing every other agent in your area has. Local, active, good reviews.

So they go to Instagram to find what actually makes you different.

REA is built to make you look legitimate. It is not built to make you look unique.

If your social media looks the same as your REA profile, you have given that seller no reason to pick up the phone and call you over anyone else.
