In regional areas, rents have really gone up.

In regional areas, there is much less choice with housing diversity.

You see, what nobody wants to say out loud, is that property developers make much more money, building 4 bedroom houses than 1, 2 or 3 bedrooms dwellings. I know - I am one!

It costs an extra $40k for that extra bedroom but the house then sells for an extra $80- 100k more.

We really need more 1-2 bedroom dwellings.
Heaps more.

We keep making bigger and bigger houses for a population with a a majority 1-2 personal household size.

Often, the demand for single bedroom houses is over 50% of the houses available but in regional areas, only comprises 5 to 7% of dwellings (check the latest ABS stats for your area). You can often never find a 1 or 2 bedroom unit for rent. Something affordable that actually fits your needs!

That is a massive adverse supply. A crisis that no one is even really attempting to fix.

A love job.

A remote rural childcare and kindergarten project in Victoria. In my home town.

Collapsed. Closed. Defunct.

After 40 years of operating as a community run childcare, with no Council support and very little government funding, our beloved Childcare (where I did a stint as President when my children attended) closed up and was pretty hopeless of re-starting.

Back on the Board I went!

Very proud to say, we are not just back up and running one day a week but are now 5 days a week, offering childcare and now also kindergarten. We have completely rebuilt the centre with a Federal Grant and now ALSO have a brand new world class purpose built early childhood education centre (State Grant) and are one of the largest employers in the town!!

I am incredibly proud that we have the best capital infrastructure outside of Melbourne in our Zone (which includes Seymour).

It only took 3 years of lobbying!

So many people contributed to this, but the circle of five - on the committee that rebuilt the centre from the ground up (staffing, finances, policies, equipment, building, grants) - all operating in 100% volunteer capacity, was quite simply awe inspiring.

This is the hardest thing I have ever done and the one I am most proud of. So, so grateful to the amazing committee/board I was privileged enough to work with for those 4 years. You know who you are.

If a tiny town of 157 can do this, nothing is impossible.

Amazing people are everything. Our State member (his letter of support turned my solo lobbying around from an 8 month return phone call to 8 mins), our local Mayor, my local Council ward leader who I called when things looked hopeless, NERPSA leader, Dept. of Education, Schools Building Authority, my Building Surveyors who surveyed the site for free, The School Board who took some convincing as it was a big change, and above all, my husband for the support and wonderful ideas who told me, "I just couldn't give up, it was too important for the community".

So, so grateful to live in a regional community where these things make such a huge and ever lasting impact and where people really really matter.

Back in 2015, Joel and I had a dream. To find our first larger development site.

It actually took us 6 long months to find.

Mail drops, door knocking, weekly real estate calls. We also lived 4 hours from the area in which we were looking. And we had very small 2 and 4 year olds that seemed to follow us everywhere...

We didn't end up building this one but sold it off with Plans and Permits when Dan Andrews decided to build Light Rail in front of it which would have killed the third story bay views.

Still, it remains one of our most profitable developments with 14 month turn around time.

6 triple story townhouses in Bay side Melbourne might not be where most people start, but we had an incredible mentor (thanks Bob!), education and mobile phone access to him and his team for world class learning and support.

A big shout out also to our first ever investors on this one also, who remain good friends to this day.

And of course, to our incredible team of architects whom we've followed from company to company -and now have their own company; who made this happen on a tricky site; with a challenging Council and a changing political landscape (and zoning regulations).

These townhouses make 3 times more rent than what our larger neighbours' houses do.

And ours does. Consistently.

Finally finished earthworks at our Myrtelford Worker’s accomodation site….and I thought Beechworth was challenging - with all the rock and the shared private sewer main that NE Water had hover over while we scratched through granite!

The fall on this Myrt site is very deceiving and given we also need disabled parking and disabled pedestrian access, managing the fall has been excruciating for the design team and we’ve reworked it dozens of times.

The result is three split level for both dwellings and over 2000m3 of top soil with retaining walls. Was able to work with another local developer to achieve a more cost effective soil supply solution and reduce retaining walls by over 1/2 across by joining three adjoining sites and a bit of hustling…to achieve an innovative win/ win for everyone. Also got a few loads of top soil from a local pool installer! The build should really get going now.

Tilers are starting on this workers accomodation dwelling next week. This one should be finished early September…Connect...

Quick little update on a couple of worker accomodation houses we have under construction at the mo…

The first has finished plastering and about to be wet sealed before tiling the wet areas…

The second you can see- bricks almost complete, straightening walls prior to starting plastering…
