Freehold prices around the city in September.

It's a bit of a crapshoot out there:
- days on market on the rise for some
- multiple offers within the first week for others

I've said it before (maybe I should trademark this) "If something is priced right and shows well, it will sell"™

Do you really need a home inspection?

Short answer: Yes. Recommended every time.

A good home inspector is trained to catch things that you (and even Realtors) might not notice.

They’ve seen it all — the good, the bad, and the “how is this house still standing?”

Remember: you’re literally paying someone to find problems!

And a great inspector will make sure you get your money’s worth.

This isn’t about scaring you off a property.

It’s about protecting you from the stuff the naked eye can’t see.

Here’s what they’re looking for 👇
🏠 Structural issues
🌫 Attic problems (mold is a big one)
🧱 Foundation cracks
💧 Hidden moisture

These are things most of us can’t spot during a showing.

We don’t climb into attics, and we don’t carry around moisture detectors — but your inspector does.

Your inspection report will also include regular maintenance reminders —
think furnace filters, exterior faucet shutoffs, or other “good to know” homeowner tasks.

And yes, you’ll probably get a short list of small fixes, too —
things like caulking, loose door handles, or leaky faucets. Totally normal.

Bottom line: don’t panic.

Every home (even the good ones) has a few quirks.

When I was a kid, my Saturdays looked a little different from a lot of kids.

While they were gearing up for hockey, soccer, or baseball, my brother and I were sliding into our bowling shoes for a day at the lanes. 🎳

Fun fact: We only had 5-pin bowling growing up. 10-pin bowling wasn’t a thing in NL until way later!

Bowling taught me more than just how to hit a strike. It gave me a deeper appreciation for family time, taught me to find joy in the little things, and reminded me to embrace what makes you stand out.

AND that $5 could buy you a personal pan pizza and Pepsi.

"Just pretend they're not there" - said no one ever when dealing with nosey neighbours. (well, maybe Louisa)

We had a nosey neighbour.

I was told he's harmless and I do actually like him, but I feel like I was constantly being judged.. from my snow shovelling technique to how I mow my lawn (I am not doing it correctly!!)

Between the constant "casual" driveway lurking and the not-so-subtle window gazing, feeling watched in your own home is the fastest way to lose your peace of mind.

I'm a blinds closed type of guy! Maybe I've watched too many horror movies..

Buying or selling a home is a big deal—it’s exciting, stressful, and everything in between.

That’s why, beyond knowing the market and negotiating hard (obviously both are super important), I think the most underrated thing a Realtor can bring to the table is empathy.

Every buyer and seller has their own story, challenges, and goals. The job should be to really listen, understand what matters most to you, and help you navigate the process in a way that feels right for you.

Real estate isn’t just about numbers; it’s about people.

And having someone in your corner who genuinely gets what you’re going through can make all the difference.

I'm gonna be honest with you - the whole "hustle culture" mentality is BS in my opinion.

Let me be clear(I find a lot of politicians saying that these days..), I love my job and I work hard for our clients.

But at the end of the day, I work to earn time with my family.
That's why I make a point to never work 7 days a week.

No one should have to do that.

We all need time to rest, recharge, and connect with the people who matter most.

For me, that means dedicating at least one day every weekend completely to my family.

No showings, no open houses, no distractions. Just quality time doing the things we love together, like skating on the canal. (Obviously late to post this)

It's not always easy to step away from work, but we all need it.

These moments are what life is all about.

My client fell in love with the s**g carpet!

This one was special. The house and the client.

We saw a lot of properties to start. My client was very green and new to the idea of owning a house.

She asked a ton of questions! She learned a ton of information!

In the end she became a pro. A well-educated buyer who was spotting things during a showing faster than I could.

Watching these types of transformations are so rewarding and a big part of why I do what I do.

In the end, she landed in a really special home. One that she's going to be happy in for a long time coming.
