That might leak!
This heating pipe fitting has ‘popped off’ under the floor, not uncommon when pressurising a heating system. Better under the floor than in a ceiling!

HMO’s!
Houses of Multiple Occupation have much higher energy usage than most family homes- there are more adults there, and they’re not the ones paying the bills!

Do you visit your HMO’s and find the heating belting out and the windows all open? It’s -12c outside and your tenants are wearing shorts and drinking cocktails?

Changing the controls snd thermostats to something like these TimeoStats can greatly help- still giving tenants control of the heating but limiting the damage to your pocket.

A selection of parts for repairs to Unvented Water Heaters today and tomorrow….

Safety devices on these pressurised water cylinders should be checked annually as part of the service- they should open easily, flow freely, and self close.

When they fail to self close, at best you’ll waste huge amounts of water and heat- at worst they can flood the building if the water overcomes the discharge pipework

Regular inspection and servicing keeps them working longer, ensures they don’t fail to close- or even worse, fail to open under fault conditions

Ask your buildings insurer if they’ll pay out for flood damage without evidence of an inspection in last 12 months…..

Help was needed on a boiler swap in Rawdon this week!

Northern gas networks were required to replace both a faulty gas isolation at the meter AND a faulty gas meter!

construction were essential in cutting in a loft access to allow the vertical flue to be run and supported correctly

We replaced this old non condensing combi with a new Worcester Bosch combi- including a change of orientation to allow for new cabinetry to be built around it.

Managed to fix this old electric only beast!

The newer pump needed a different power lead and a load of pipework changes within the top of the unit- but it worked!

Changing the failing safety devices too should prevent a catastrophic leak occurring any time soon- handy since there’s a couple of floors of flats below!

Ideal logic boilers can be noisy at times- whistling, vibrating, humming. Sometimes it’s a horrible task tracing the noise to a particular part, under particular conditions.

This whistle was easy- this part has gas pass through and air around at speed, and needs to be spotless. A good clean saved this occupiers sanity.

Converting this old cast iron floor mounted boiler and water heater to a shiny new combi boiler in Harrogate had it challenges- but we got there!
Energy Saving Trust state that upgrading to an A Rated boiler from a G Rated will save between £340 and £500 a year.

Full strip down services aren’t always needed- but the manufacturers tell us how and when to check. I tend to err on the side of caution

This gasket from a Worcester was overdue, and was easily picked up on a standard test required on service and inspection.

Boiler servicing isn’t just a box ticking excercise- it can massively reduce the risk of damage or potential injury.
