Fire up your heating through summer! 🔥

I know- sounds silly. Here’s why it’s a great idea!

Whacking your thermostat to max (each one if you have multiple heating zones) and waiting until you feel some heat in the radiators ‘excercises’ the valves etc on your system, making it less likely that they’ll stick or fail in October when you need them the most.

If there’s a fault- it’s easier and quicker to get that sorted now than when it’s snowing outside ⛄️

Something to also check is that none of your radiators are heating up when you have a hot tap running (combi boilers)

Hopefully everything will be smashing.

If not- you know what to do!

Just when we thought ‘flue season’ was over…..

15 metres of flue for this Worcester Bosch combi boiler for a flat in Leeds.

Here comes the science bit… concentrate!

Boilers have a maximum flue length- this Worcester 8000 beast can run up to 17 metres, way beyond others. Ideal for many of these flats where the gas boiler is in the middle of the property.

Previously ‘twin flues’ have been used for longer lengths, but due to new building regs following the Grenfell disaster, combustible materials are not allowed to pass through the walls on buildings over 18m tall. I couldn’t find any manufacturer of stainless twin.

Why not convert to electric? Great question.

I often do. In this particular case the building management won’t allow this- if all the properties converted to an electric flow boiler and cylinder there would be huge supply issues

𝙊𝙪𝙩 𝙊𝙛 𝙃𝙤𝙪𝙧𝙨 𝙎𝙚𝙧𝙫𝙞𝙘𝙚….

This weekend has been a cold one- and as such there’s been a LOT of out of hours calls from tenants of my management clients. These have included:

🥶Several ‘no heat or hot water’
👆🏼Water pressure too high
💧Couple of leaks
⚡️Boiler tripping the electrics
🚫 Blockage in boiler

The reason the Property Managers like me is that I’m not running out to everything immediately, and charging like a wounded rhino.

Some of these were simply frozen condensate pipes - hardly surprising in this weather. I was able to talk them through it

High pressure was resolved by explaining how to bleed radiators.

One needed me to clear a blockage

One was tripping the electrics- water dripping from boiler onto controls below - problem resolved

Of course- each client has their own conditions- maybe a max spend, or a ‘basic repair only’. One trusts me to do whatever I need to do- often full repairs with spares I hold in stock
