What if you are the reason for your constant failure?
Yes, you heard me right.
Not because you are incapable.
Not because the market is against you.
Not because customers donât have money.
But because some of the decisions you keep making are producing the exact results you keep complaining about.
Letâs take real estate.
Imagine you are a real estate agent.
You say:
âIâve been running ads but nobody is buying.â
So you increase your ad budget.
You get more enquiries.
Still no sales.
So you conclude:
âThese leads are rubbish.â
But letâs slow down.
Letâs actually diagnose the business.
You run an ad for a âŚ50 million property.
Someone clicks.
They send:
âHi, how much?â
You reply three hours later:
ââŚ50m. Kindly see brochure attached.â
Thatâs it.
No attempt to understand who they are.
No question about whether theyâre buying for themselves or investing.
No question about location preference.
No understanding of their budget.
No attempt to understand their timeline.
No conversation about what they actually need.
Then the person doesnât respond.
You say:
âThese leads donât convert.â
But did the lead fail?
Or did your sales process fail to develop the opportunity?
Thatâs the question.
Real estate lead-conversion guidance consistently points to the importance of response speed, qualification, structured follow-up and having a defined pipeline rather than treating every enquiry as an isolated WhatsApp conversation.

Now letâs go deeper.
Imagine another prospect comes in.
This person is genuinely interested.
You send the property details.
They say:
âLet me discuss it with my husband.â
And you say:
âOkay, no problem.â
Three days pass.
You donât follow up.
One week passes.
Nothing.
Two weeks later, you see them posting another developerâs property.
Then you say:
âCustomers are not serious.â
But perhaps the customer was serious.
You simply left the buying process unattended.
Real estate isnât usually a simple:
See property â pay â collect keys.
There can be questions about documentation, financing, location, infrastructure, family approval, investment returns, payment plans and trust.
That means your job isnât simply to show property.
Your job is to help someone move through a decision.
And thatâs where many agents lose money.

Now look at the bigger problem.
You might say:
âI need more leads.â
But what if you donât actually have a lead problem?
What if you have a:
POSITIONING PROBLEM?
You advertise:
Luxury apartments
Affordable lands
Investment opportunities
Off-plan properties
Commercial properties
Plots of land
Houses for sale
Everything.
To everybody.
So a potential buyer sees you and still doesnât know:
âWhat exactly is this person known for?â
Then you complain that your audience isnât converting.

Or maybe you have a TRUST problem.
You are asking somebody to transfer millions of naira to you or a company they barely know.
But your page is mostly:
âPROPERTY AVAILABLE đ¨â
âPAYMENT PLAN AVAILABLE đĽâ
âDM NOW!!!â
Where is the evidence?
Where are the actual client experiences?
Where are the property inspections?
Where are the documentation explanations?
Where are the answers to the questions buyers are afraid to ask?
Where do you demonstrate that you understand the market?
Youâre asking someone to make a high-risk financial decision based on a page that looks like a catalogue.
Then you say:
âPeople donât trust real estate agents.â
Maybe.
But the more useful question is:
What have you built that makes trusting you easier?

And hereâs another uncomfortable one.
Maybe youâre attracting the wrong people.
You run an advert for:
âOwn property in Lagos from âŚ10m.â
Your targeting is broad.
Your creative is broad.
Your message is broad.
Your enquiry form asks only:
Name + phone number.
Now you have 300 leads.
But perhaps 250 donât have the budget.
Some arenât ready.
Some are simply curious.
Some are agents.
Some are looking for something completely different.
And youâre celebrating:
â300 leads!â
But the business doesnât need 300 names.
It needs qualified opportunities.
Lead generation and lead conversion are different problems. Recent Nigerian real-estate marketing analysis similarly highlights the distinction between lead volume and lead quality, including qualification and what happens after the enquiry arrives.

So what if YOU are the reason?
Not because youâre the problem.
But because your current system is producing your current result.
And this is where I would diagnose the business.
1. Your leads arenât converting?
Donât immediately increase ad spend.
Ask:
Where exactly are they dropping off?
Ad â enquiry?
Enquiry â conversation?
Conversation â qualification?
Qualification â inspection?
Inspection â offer?
Offer â payment?
You cannot fix a leak you havenât located.

2. Youâre getting enquiries but nobody buys?
Audit the lead quality.
For every lead, record:
* Source
* Budget
* Location
* Property type
* Buying timeline
* Purpose
* Qualification status
* Follow-up history
* Final outcome
After a few weeks, patterns start appearing.
You may discover that your problem isnât âFacebook.â
It may be that your ads are attracting people who donât fit the property.

3. Youâre getting qualified prospects but losing them?
Now examine your sales process.
How quickly do you respond?
What do you say?
Do you ask questions?
Do you understand the buyer?
Do you have a next step?
Do you follow up?
Do you record conversations?
Do you know why each lost prospect didnât buy?
A structured pipeline exists precisely to prevent opportunities from disappearing simply because nobody knows what the next step is.

4. People keep saying âIâll think about itâ?
Donât automatically assume theyâre price-sensitive.
Investigate the objection.
Is it:
Price?
Trust?
Documentation?
Location?
Timing?
Spouse/family approval?
Financing?
Unclear value?
Fear of making the wrong decision?
Those are completely different problems.
And therefore they require completely different responses.

5. Youâre getting attention but not sales?
Look at your offer.
Maybe youâre selling:
â3-bedroom apartment in Lekki.â
Instead of communicating:
Who is this property actually for?
An investor?
A family?
A first-time buyer?
Someone seeking rental income?
Someone looking for a particular lifestyle?
The property may not be the problem.
The way youâre framing the property may be.

And hereâs the part I really want business owners to understand:
Stop diagnosing every business problem as a marketing problem.
Sometimes you need more visibility.
Sometimes you need better positioning.
Sometimes you need a better offer.
Sometimes you need better qualification.
Sometimes you need better sales.
Sometimes you need better follow-up.
Sometimes you need better customer experience.
Sometimes you simply need to stop doing something that isnât working.
And sometimesâŚ
you are spending more money to bring people into a business that hasnât fixed what happens after they arrive.
Thatâs how businesses burn money.

The solution: conduct a âfailure audit.â
If I were analysing that real estate business, I wouldnât start with:
âHow much are you spending on ads?â
Iâd start here:
THE 7-QUESTION FAILURE AUDIT
1. What exactly are you selling?
Is the offer clear?
2. Who exactly is buying it?
Not âeverybody who wants property.â
3. Where are your leads coming from?
And which source actually produces qualified buyers?
4. Where are prospects dropping off?
Find the exact stage.
5. What happens immediately after an enquiry?
This is where many opportunities disappear.
6. Why are people who donât buy saying no?
Stop guessing. Track it.
7. What are you repeatedly doing despite knowing it isnât working?
That last question is the uncomfortable one.
Because sometimes the problem isnât that you donât know what to do.
You know.
You just havenât changed it.
And thatâs when business failure becomes a pattern rather than an event.

What if your business isnât failing because the market is difficult?
What if your business is repeatedly producing the result your current decisions are designed to produce?
Thatâs not a reason to beat yourself up.
Itâs actually good news.
Because if your decisions are contributing to the problem, your decisions can also change the outcome.
Donât just ask:
âWhy am I not getting sales?â
Ask:
âWhat am I doing between the first enquiry and the final sale that may be preventing the sale?â
