What sellers don't see πŸ‘€

This sale is a good example of some of the things that happen behind the scenes when selling a property.

The truth is, buyers don't really care which agent they buy through. But for sellers, it matters. You're paying an agent to provide a service.

A good agent isn't necessarily the one with the most For Sale boards, the fanciest office, or the agent who promises you the world.

Look at the recommendations. Look at the reviews. Look at what past customers say about the service they actually received.

But here's the difficult part…

How do you know which agents really deliver?

It's not always simple.

Getting an offer accepted is only part of the job. There can be plenty that happens afterwards, and care, communication and persistence are often what gets a sale over the finish line.

I started my own business because I wanted to help people move, while never losing sight of the service and level of care I believe sellers deserve.

That's the part sellers don't always see. πŸ‘€

Six in ten homes that sell find their buyer inside eight weeks. 61.7%, if you want the exact figure.

After that it falls off a cliff, about one in five landing between weeks nine and eighteen and thinner from there.

Then the one nobody prints on a leaflet. Barely half the listings coming off agents' books had sold. The rest were withdrawn. So out of everything that goes on the market, roughly a third finds a buyer in those first eight weeks and the rest is a much longer road.

All of which piles onto one decision made before a single person has walked through your door. Your house will never be newer than week one. That's when it drops into the saved searches of people who've been looking since spring, when the most eyes are on it, when the phone finally goes. Launch at a number that gets found and you're competing for the best of the market. Launch high and plan to come down in November and you've spent your strongest fortnight being scrolled past by the exact people who'd have paid you the most.
