It might have only been £25.16 and £3.03 last week, but Facebook paid me for my videos

I may not be retiring anytime soon and it's not enough for a takeout. It may just cover a cuppa & cake for two

But I am ending my week on a high & few more pennies in my bank account....

What is the impact on your borrowing capacity when applying for a mortgage!

In the eyes of lenders, a student loan is treated similarly to a personal loan, which means it can affect how much you can borrow. 💰

The important thing to note is that your student loan will only be considered if you are actively making payments towards it.

If you’re in deferment or not currently repaying, lenders may not factor it into your borrowing capacity.

If you are making those monthly repayments, they will be taken into account, potentially reducing the amount you’re eligible to borrow.

Anyone else had to dragged through the week, kicking & screaming or was that just me 🙋‍♀️

💪 Training session 💪

has literally pulled me through all my session this week. When I think I couldn't, she has made me & I did it.

🎯 Dart knock out 🎯

Last night had a job on her hands to get me to the darts knock out round. Once I was there the atmosphere was great we went out in first round - totally my fault I am not very good, pleased I went in the end.

🛠 Work 🛠

This has really felt like a slog this week. I have had almost nail myself to my desk to get work done. Looking back on what I've achieved in the last 6 weeks since going out alone is unbelievable. I still have to pinch myself that I finally did it.

This week might have felt uphill all the way but I survived it and get to enjoy my weekend.

I might not of excelled but sometimes OK is good enough 😎

Thinking about applying for a mortgage as a Limited Company Director or Sole Trader?

Let’s talk about how old your accounts can be and why it matters! 📊

For Limited Company Directors using net profit, lenders usually want to see accounts that are no more 18 months old from your company year-end.

Here’s the catch: some lenders will accept accounts old as 21 months while other's need them to be less than 15 months old! ⏳

If you’re taking dividends from your company or you’re a Sole Trader, the standard is also around 18 months old.

Remember, your tax year runs from April to April, and your returns become out of date in early October of the following year. 📅

This timeline is crucial since lenders want to ensure they’re looking at your most current financial situation.

When moving not everyone has a higher deposit to put down on their next home.

🔗 This might be especially relevant for those who have faced a separation or breakdown in a relationship, where the equity is being split between 2 parties

💳 If you're looking to consolidate debts, using the equity in your built up in your home in the process of moving. Creating one manageable payment that could make the move to a new home happen, even with a higher mortgage borrowing or monthly payment possible.

🧮 Are you part of a scheme like the Equity Loan or Shared Ownership, where not all the equity is yours then you could still move with a 5% deposit

Mud and brusies

Last Saturday I did the Tough Mudder UK at Belvoir Castle. This was booked in November & then totally forgotten about.

I had no real idea, what I had signed up for

I didn't even know...

📍 Where it was
🕑 What time it was
❤️ Who was coming
👟 What to wear

I had paid and I was going

I packed an apple, water and change of clothes and took a random bucket 🪣 & set off. The bucket was my wife idea

My aim was not to be left behind & finish it,

I had no other goal as no idea what I had signed up for.

What a relief...

I wasn't left behind as you simply can't complete the course without a team in your corner.

Once you get over the cold water, mud in your nails, hair and down your bra along with the slushing in your trainers.

How much fun is it...

This isn't about time or winners or losers this is about TEAMWORK

Pure & simply

Definitely worth doing you'll laugh, cry and wince your way through

You need a team behind you to get close to the finishing line & then you all finish together with a smile on your face, new brusies plus a load of freebies in your bag.

BTW the bucket was great idea to put our muddy trainers and clothes in as you strip next to your car.

💙 One Month Down at Eagle Mortgages & Protection 🧡

On 5th June, I sat at my desk, opened my laptop, and kicked off my journey as the principal of my own firm Eagle Mortgages & Protection.

🎢 What a ride it’s been

After 15 months of planning (yes, it took that long!)

I faced a whirlwind of challenges personally, all while battling a case of imposter syndrome that just wouldn’t budge.

Here are some thoughts from my first month

🔗 Relationships Matter More Than Ever

My clients stuck by me, and their loyalty has been absolutely incredible.

It feels amazing to have such supportive people on this journey.

🌀 Starting Fresh?

Not Really

The thought of starting over was intimidating, but I quickly realised that I am.not starting over just taking control and a slightly different change of direction.

🤝 Lender Connections:

Sure, I’ve lost a few face-to-face contacts with lenders, but guess what?

They’re still just a call away and ready to help.

Plus, I’ve made some awesome new connections in the industry this month!

💻 Tech Shenanigans

Let’s just say technology, and I have had a rocky relationship. From emails to website woes

Hiring someone to sort out my tech troubles was definitely the way to go!

🤔 Looking Back

I kind of wish I’d taken this leap years ago. Imposter syndrome held me back longer than it should have.

It’s a mix of scary and exciting.

Everything feels different yet oddly familiar.

Am I glad I took the plunge?

Absolutely!

Would I change anything?

Maybe a few things, but overall, I couldn’t have asked for a better first month.
