A new ‘How to Rent’ guide is set to be released by Government on Monday 2nd October.

The last updated was in March and these changes in the new version reflect recent legal changes, including the requirement for carbon monoxide alarms to be fitted in every room with a fixed fuel-burning appliance.

So make sure you're issuing the right version to your new customers.

So here is a first! A customer contacted us today to report some damage in her room. A burn mark on her window frame inside her room. The door was locked. How did it happen? Being a sunny day, a mirror placed on a dresser reflected sunlight and laser beamed across the room and burnt the uPvc window frame. Global warming? Probably not. Fire risk. Most definitely. ☀️🔥

Had a great afternoon at Progressive Property Elite Cashflow Accelerator as a panellist on the Q&A session. Here we go up and running for 2022. What have you achieved with your HMO property in the first week of the New Year? Would love to know.

Just into the New Year and our first council HMO inspection is scheduled for next week. We have one of the local officers who we know coming to check out the property as part of their regular inspection routine. As we complete weekly house inspections we know that there should not be any major issues but we are not complacent. It's always good to have other vested parties take a peek under the bonnet to ensure the house is well run and compliant. Will let you know next week how well we get on.
