Personally, I don't think it's a great idea, and the 1% (probably more) will just be added to house prices overnight.

I wish they'd just build more homes that people can actually buy.

I wrote a book about buying a home in Ireland. It went to number one, and then it started going out of date, which is the problem with printing something like that.

So I rewrote the whole thing, and then instead of printing it again I built a website around it. Which means you're not getting the book as it was, you're getting it as it is, eighty three chapters of it, and every update as things change.

And then there's everything I built around it. The property report tool. The members' podcast every week and a workshop with me every month. Live mortgage rates. Renovation and self build calculators. A viewing tool you fill in on your phone while you're standing in the house. Letter templates for buying off market. Plus lots more.

Irish house prices are now estimated to be 17% overvalued, according to new ESRI research.

That does NOT mean prices are expected to fall 17%.

It means prices are around 17% higher than you’d expect based on things like incomes, interest rates and demographics.

The research also found middle-income households are being hit hardest by affordability pressures. No shock there 🙄

For context, homes were estimated to be more than 40% overvalued before the 2008 crash, when lending and household debt were also at much more dangerous levels.

So a while back one of my followers offered to help me out with my HomeBuyerReady.ie website. I (very foolishly) sent him my Google Drive folder with absolutely EVERYTHING in it; my book. All my content. All my ideas. Years of work. He quoted me €70,000 to build it. I politely declined and built it myself.

Well now it looks like he may have stolen my ideas and all of my content and built his own. He is actively going through comments on my posts and messaging people trying to sell whatever he has built. But, do you know what he can't build? The community that I have built here.

7 years spent in my DMs helping people (for free, btw). 7 years of helpful content. 7 years of putting my neck on the line calling out horrible behaviour in the Irish property market. I've been threatened by landlords, politicians, even a multi-billion dollar investment fund. Have you any idea how scary it is being threatened by very powerful people, especially when you've a wife and two young kids at home? But I've kept going, trying to be a (very small) voice for people who are being hammered by this housing crisis.
