The western region is witnessing strong, demand-led growth, fuelled by both end-user appetite and investor confidence. Buyers are increasingly prioritising quality, sustainability and lifestyle amenities over just square footage. This has led to projects being designed with wellness infrastructure, and modern amenities at the core. The region is also benefitting from infrastructure development — new expressways, metro lines and logistics corridors like the Samruddhi Mahamarg are opening up micro-markets and creating fresh demand pockets. Developers are responding by focusing launches in well-connected, high-employment catchments, which ensures faster absorption and healthy price traction.

The western region is seeing a phase of consolidation after a long growth cycle. The property market in Mumbai had great September quarter in 2025 for registrations and stamp duty collections—suggesting strong buyer confidence and activity.
In H1 2025, property deals registered in Mumbai city saw a 5% YoY increase, and stamp duty collections rose ~15% YoY. Pune and Ahmedabad also showed similar growth momentum. All three cities saw a tremendous growth in the luxury segment. As Mumbai’s second airport is on the brink of beginning operations, there is a lot of interest in that micro market too.

Western India is on the cusp of change, and in Mumbai, the centre of gravity has clearly shifted towards redevelopment. It is now the city’s most straightforward pathway to adding supply and upgrading housing.
Mumbai is seeing several new growth corridors like Naigaon, Panvel, and Vasai-Virar gathering momentum with connectivity projects such as the metro, sea links, and regional transport corridors. Pune continues to hold its ground as a strong housing and IT-driven market, with demand spread across affordable and mid-income segments as well as aspirational living. Ahmedabad is also seeing healthy traction in plotted developments and commercial assets, supported by industrial expansion and a strong entrepreneurial base. Tier-2 and tier-3 cities across Maharashtra and Gujarat are benefiting from an infrastructure push and aspirational homeownership, which is now firmly embedded in these markets.

Mumbai and the wider MMR are seeing a strong push in the redevelopment market, especially for ageing housing societies in the western suburbs. Over 900 societies have already signed development agreements, unlocking nearly 44,000 new apartments worth an estimated ₹1.3 lakh crore by 2030. Large developers are lining up cluster projects in areas like Borivali, Dahisar and Versova, and the recent Supreme Court ruling that state-level bodies can handle environmental clearances has removed a key bottleneck. Redevelopment is also driving up rental demand, as families temporarily relocate while their buildings are rebuilt, with rents in some suburbs rising 25-30% over the past year.

And this trend continues presently despite a price rise in the two cities. As per Research, MMR and Pune witnessed the highest sales in the first nine months of 2025 among all the top 7 cities with nearly 1,41,300 units sold collectively in the two cities, accounting for 49% overall sales share across the top 7 cities.

Rating agency ICRA projects road monetisation at Rs. 35,000-40,000 crore in FY2026 if the assets identified by the National Highways Authority of India (NHAI) are monetised in a timely manner, based on the median valuation multiple of 0.62 times seen across the 10 awarded TOT bundles over the last three years. This would mark a healthy improvement from the Rs. 24,399 crore monetised in FY2025. Moreover, this would exceed the budgeted monetisation target of Rs. 30,000 crore for FY2026.
