🏡 First Home Deposit Scheme – Key Changes (From October 2025)

Government has announced major updates to make it easier for Australians to buy their first home. The new rules apply from October 2025, expanding access, reducing upfront costs, and lifting property price limits across major cities.

🔑 Main Features of the Scheme
• 5% Deposit – First home buyers can enter the market with just a 5% deposit.
• Unlimited Places – Unlike the old capped scheme, there is no limit on the number of participants.
• No Income Limits – Buyers will not be restricted by their income level.
• No Lenders Mortgage Insurance (LMI) – Saving buyers tens of thousands of dollars that would otherwise go to insurance.

💰 New Property Price Caps (by Major City)
• Sydney: $1.5 million
• Brisbane: $1 million
• Canberra: $1 million
• Melbourne: $950,000
• Adelaide: $900,000
• Perth: $850,000

These new thresholds bring more properties within reach, especially in expensive markets like Sydney and Melbourne.

📊 Example

For an $844,000 house, a first-home buyer would now only need a $42,200 deposit (5%), instead of the traditional 20% ($168,800).
