Malaysia’s Housing Policy Is Changing How We Think About Strata Properties.

The National Housing Policy 2026–2035 puts greater emphasis on something buyers often overlook: the long-term cost of owning a property.

Beyond the purchase price, future buyers may have clearer visibility on estimated maintenance, repair and replacement costs through the Sale & Purchase Agreement.

The policy also focuses on:

🔹 Professionalising building management
🔹 Strengthening JMBs & Management Corporations (MCs)
🔹 Introducing stronger urban renewal strategies
🔹 Improving the long-term sustainability of strata developments
🔹 Promoting universal design and accessibility
🔹 Supporting homes that better accommodate seniors and persons with disabilities

The future of property ownership isn’t just about buying a home.

It’s about understanding what it costs to maintain, manage and live in that home for decades.

For buyers, this could mean greater transparency.

For developers and property managers, it could mean higher accountability.

And for Malaysia’s cities, it could mean better buildings that remain liveable for generations. 🇲🇾

Chin Hin Group Property (CHGP) has entered into a strategic partnership with UCSI to jointly develop an education-led integrated waterfront township within the Melaka Waterfront Economic Zone (MWEZ).

The 19.3-acre development will integrate education, residential, retail, lifestyle amenities and future healthcare facilities, creating a connected and potentially self-sustaining waterfront community.

At the heart of the development will be UCSI’s first school campus in Melaka, comprising UCSI International School and Sekolah Sri UCSI, with capacity for up to 3,000 students and boarding facilities for 300 students.

The campus is expected to become a major catalyst for population growth, talent attraction and economic activity, while strengthening the overall appeal of the township to families, professionals and investors.

The schools will offer internationally recognised programmes including IPC, Cambridge IGCSE and Cambridge A-Levels, alongside a dual-track national and Cambridge curriculum. Future-ready facilities will include AI and technology labs, robotics centres, performing arts and sports facilities.

Under the joint venture, CHGP will hold a 30% strategic stake while UCSI will own 70%. UCSI will manage the school’s academic and operational activities, while CHGP will lead the campus development.

More than just a school, the project represents a broader education-led township strategy, where education becomes the anchor for residential demand, retail activity, talent attraction and future healthcare services.

The bigger idea: build the community around education — and let education drive the township’s long-term growth.

If RM300,000 is considered “affordable”, why are 14,201 homes still unsold?

The issue may not simply be the price tag.

True housing affordability also depends on location, unit size, accessibility, public transport, amenities and financing capacity.

So, is Malaysia’s affordable housing strategy focusing too much on the selling price — and not enough on what buyers can actually afford?

Perhaps it’s time to rethink what “affordable” really means.
