The days where ur strength will fail you is fast approaching daily as a man.
Make sure it does not meet you in a rented apartment.

If a Real £state c0mpany comes to you with an offer to pay small small.

First thing you should ask them is this.

1. Will i get allocation after my first installment paym£nt?

If NO....Run

Cos they will show you Lekki Toll gate during site view and take you to Sambisa Forest during Allocation (that is if Allocation Happens oooo)

If YES, the cordinates of that particular land allocated to you must show in your c0ntract of SaL£s

Even EasyBuy Gives you the ph0ne after first paym£nt

2. In their c0ntract of saL£, ask if their is provision for you to still meet up in situations where you miss up to 3 to 5 installment paym£nt

If they say yes, make sure you see it clearly written before you agree

This is necessary, cos Life happens

If this two questions and answerz are not captured in the Contract of SaL£

Bend down
Touch your knees
Go down a bit
On your mark
Get set

Gooooooooooo

RUN 🏃‍♀️ 🏃‍♀️ 🏃‍♀️.

BUST£D 🔥, there is this new trick R£aL £state C0mpanies are using to sc(a)m you guys and we would love to open your eyes to this their new trick

Na C0ded S(c)am.

They have only 10 PL0t of Land for sale and probably sold 0ut already but will delay allocation to the 0wners so they can keep on S£LLng same land to more people and show them.

They will give you the 0ffer to pay small small for the Land.
Immediately you accept their 0ffer to pay small small

In their T£rms and Conditions they will hand over to you, they will state it there clearly that if there are any issues at all

They will R£fund you your m0ney but 30 or 35% of the m0ney you paid will D£ducted as service charge or they will just give it a name sha.

So at the point you made complete paym£nt or about to complete your paym£nt. You will now realise that there are issues

You ask them to allocate your Land to you and they keep on giving one excuse or the other until you get tired and request for R£fund.

Yes, that's the point they are waiting for

They will gladly R£fund your m0ney and D£duct the 30 or 35% out of it

You will be happy that they R£fund you as promised.

Lets assume the total m0ney you pay for the Land is 2M

And they deduct 30 to 35% from the m0ney, that's 600k to 700k for them and they do this same thing to many people in a year and dem go still stress you before you go see the R£fund cos dem don use your m0ney chop pepper soup and dem dey wait for another person to pay so they can R£fund you.

Chai, do you see how this guys make m0ney from you 🤣🤣🤣🤣

Cool Sc(a)m 🤣🤣🤣 abi make i call am Legit Sc(a)m cos you use your hand agree to this one.

THERE'S A REASON THE IGBOS INVESTED IN LAGOS REAL ESTATE, THAT REASON IS IN UYO, AKWA IBOM STATE

The igbos and savvy investors invested in Lagos because of it's population, airport, Sea port, tourism...

When I look at the real estate potentials of some states in Nigeria, I just almost can't find another centre of attraction aside Lagos, Abuja, Delta and Anambara.

Akwa Ibom State is unique. It's truly The "LAND" of promise.

Akwa Ibom State is the the fastest developing state in the country, with the following in its Capital city and around it:

1. International Airport
2. Developing deep sea ports,
3. Mobile base,
4 The Ibom Icon Hotel,
5. Good road networks which are far more better than that of ¼ of the state's in Nigeria.
6. International Stadium which has gotten the ranking as one of the best in Africa.

Akwa Ibom State has potentials and in less than no time, the cost of living and housing, will increase.

Why wait till that time before you struggle to get a piece of property, when you can start now to invest for the future.

By investing in the future, I mean büy assets now and let it appreciate rather than büying liabilities.

For example rather than acquiring things that will depreciate in value, why not acquire plots or hectares of lands today which will later appreciate in value in the nearest future.

I know several land and properties in Akwa Ibom state and across Nigeria that you can take advantage of.

I am Richard Inyangetor . I am a seasoned real estate consultant and an Healthcare Data Analyst. I help individuals and organizations increase their wealth portfolio through strategic real estate investment.

Well planned city.. Invest in Akwaibom, invest wisely

👉Diversification in real estate and its importance to investors.

👉Buying bare land across different areas can be a powerful move, it is not to say that buying houses is not beneficial.

👉Houses may depreciate in value over time due to becoming outdated, but the land they are built on can appreciate steadily.

👉Lagos state is known to be the most profitable state in Nigeria for real estate investment, offering higher return on investment and the potential to create transgenerational wealth.

👉Other states like Abuja and Uyo also offer profitable opportunities.

👉However, it is crucial to conduct thorough due diligence and make informed decisions when investing or buying properties in any of these states.

Did you know that Coca-Cola got its name from a common African tree?

Some of the first recipes for Coca-Cola were made using the extract of the bitter kola plant. Though the company hasn’t used actual kola to flavor their sodas in years, the name remains a reminder of the unusual plant that inspired the iconic drink.

Bitter kola, also known as bitter cola or Garcinia Kola, is a plant found in Central and Western Africa that has long been valued for its medicinal properties. Although traditional African medicine uses all parts of the Bitter Kola plant, the seeds are mostly commonly eaten.

Bitter kola seeds have a sharp, bitter flavor that eases into a slight sweetness as you chew, and they’re typically eaten raw.

HEALTH BENEFITS
Although bitter kola has been eaten in Africa for years, scientists are just beginning to study the health benefits of this flowering plant.

According to these early studies, bitter kola may be able to help with health problems including:

INFECTIONS

Bitter kola has been used over the years to fight infections from the common cold to hepatitis. A 2018 study showed that bitter kola can help combat coughs, bacterial infections, and viral infections. Eating bitter kola when an infection starts may help fight the infection and make you feel better more quickly.

INFLAMMATION
RECOMMENDATIONS

Bitter kola seeds have commonly been chewed on in Africa to fight against inflammatory conditions like arthritis. One 2008 study showed that patients with osteoarthritis in their knees showed significantly reduced inflammation when eating bitter kola compared to a placebo. The high levels of potassium in bitter kola may be a contributing factor in reducing inflammation.

DIABETES
Early studies suggest that a chemical called kolaviron, which is found in bitter kola, may protect against hypoglycemia in people with type 2 diabetes. Although this first study was done on rats and has not yet been reproduced on humans, these early findings are promising.

NUTRIENTS PER SERVING
The FDA considers bitter kola generally safe to eat, but classifies it similarly to essential oils. That means there’s not much information available about serving sizes or nutritional data. However, a 2013 study found that bitter kola was high in the following nutrients:
👉Carbohydrates
👉Fat
👉Protein
The study same study also found that bitter kola had high levels of:

👉Vitamin C
👉Calcium
👉Potassium
👉Iron
👉Caffeine

HOW TO PREPARE BITTER KOLA
Bitter kola can be eaten on its own, uncooked, like many other nuts. Keep in mind, however, that it’s called “bitter” for a reason. Bitter kola can be an acquired taste.

You can sometimes find drinks made or flavored with bitter kola at African markets and online stores. If you don't like the taste but want to introduce bitter kola to your diet, these drinks may be a good option.
