A new scam is running in Awka and it's so sophisticated that even experienced diasporians and investors are falling for it.
Here's how it works:
STEP 1: They show you a genuine C of O for a large piece of land (let's say 10 hectares)
STEP 2: They create a fake "subdivision survey" breaking it into plots
STEP 3: They sell you "Plot 47" with documents that LOOK official
STEP 4: When you come to develop, you discover that "Plot 47" doesn't exist in the ORIGINAL survey plan. The land is real. The C of O is real. But YOUR SPECIFIC PLOT is fictional.
Last month, I was called to verify a property in Isiagu (outskirts of Awka). The buyer - a Germany-based engineer - had paid $35,000 for "2 plots in a developing estate."
I checked the survey plan against the original C of O. The ESTATE is real. But according to them, they've sold 84 plots while the estate can ONLY accommodate 52 plots (based on Anambra State planning regulations for setbacks, access roads, and drainage for the estate).
This means 32 people will LOSE their plots completely when the real development starts or when the government comes for compliance inspection.
Here's how to PROTECT yourself:
1. Demand the ORIGINAL survey plan - not the estate subdivision plan. Take it to a licensed surveyor to verify if the subdivision is mathematically and legally possible.
2. Check the C of O holder's name - If the estate developer's company name is NOT on the C of O, they're likely RESELLING what they don't fully own.
3. Visit Awka Capital Territory Development Authority (ACTDA) - They must approve ANY subdivision. If your estate is not in their approval records, it's ILLEGAL.
4. Insist on site coordinates with GPS verification - Anyone can draw a beautiful estate map. But can they mark YOUR specific plot on the ground with coordinates? If they say "we'll do that after full payment," you're likely being scammed. Ask them to map out your specific plots.
I told the Germany engineer: "You've lost your $35,000. You can fight in court for years or cut your losses now."
He almost cried on the phone. A whole engineer. Crying. Because he TRUSTED without VERIFYING.
This is not a joke. These scammers are getting SMARTER. They know diasporians have money but limited time to do deep due diligence.
They're counting on your IGNORANCE and LAZINESS. Don't prove them right.
