The Philippine real estate sector showed resilience and continued to post steady growth in the first half of 2025, led by the office sector which continues to benefit from the expansion of the business process outsourcing sector.

In a media briefing, Rick Santos, chairman and CEO of global real estate services company Santos Knight Frank said the office sectorโ€™s occupancy levels are rising as more BPO firms choose to expand within Metro Manila, reaffirming its position as a top outsourcing destination.

LOOK: PH REAL ESTATE GROWS STEADY IN H1 2025 AS BPO, INDUSTRIAL & TOURISM BOOST SECTORS

Despite global uncertainty, the Philippine real estate market maintained steady growth in the first half of 2025, led by rising BPO demand, industrial expansion, and a hotel sector rebound, according to Santos Knight Frank.

Office sector net absorption hit 192,000 sqm, driven by BPO move-ins, with Metro Manila supply reaching 8.8 million sqm. BGC and Makati remain hotspots, with Taguig posting the lowest vacancy (15%) and highest average asking rent (โ‚ฑ1,248/sqm/month).

Manila ranked 9th in Knight Frankโ€™s Prime Global Cities Index in Q1 2025 with a 5.5% YoY price increase, cementing its โ€œaffordable luxuryโ€ tag. Prime villages like Forbes Park surged 15% to โ‚ฑ825,000/sqm due to scarcity and exclusivity.

Industrial demand in Calabarzon and Central Luzon stayed strong, with rents from โ‚ฑ230-โ‚ฑ290/sqm/month, attracting manufacturing, pharma, and cold storage players.

Meanwhile, iconic hotels Sofitel (Cebu) and InterContinental (New Clark City) are returning, signaling tourismโ€™s rebound. Major hospitality partnershipsโ€”Accor-Megaworld, Marriott-CG Hospitality, Banyan Tree-Hannโ€”are fueling a high-end hotel pipeline to lure bigger-spending tourists and longer stays.

As outdoor activities like running and picnics get increasingly popular in the metro, so too does the demand for more green spaces.

Real estate developer Ayala Land Premier announced on Sunday, June 28, its plans to build Dela Rosa Gardens, a new 2,600-square-meter park tucked in Makati Central Business District (CBD).

It will be situated near Ayala Triangle Gardens, Legazpi Active Park, and Washington SyCip Park, creating what developers refer to as the "Emerald Network," a master plan that connects Makati's green spaces.

The Dela Rosa Gardens is expected to feature shaded walkways and underpasses, with a targeted completion date of 2028.
