Today was such a special reminder of what it means to give where we live.

For RED Day, I had the opportunity to volunteer with Books for Keeps alongside some of my Keller Williams family.

Months ago, we helped collect, sort, and label many of these books, and today we got to help distribute them to local children in our community. Each child was able to pick out 12 books of their own to take home for the summer, helping prevent the “summer slide” in learning while school is out.

It was so special getting to watch the kids excitedly pick out their books. I’m thankful to be part of a company that truly believes in giving back where we live.

I am not one to talk about things before they are ready. But I will say this.

There is a lot happening behind the scenes right now and I am really excited about where things are headed.

I have been spending a lot of time lately deepening my knowledge of the Northeast Georgia market. Every county, every community, every price point. I want to know this region better than anyone so that when you come to me I can give you the most informed, honest guidance possible.

I have also been focused on building real relationships with new clients across the area.

Not chasing numbers. Just connecting with good people who are ready to make a move and want someone they can trust.

And yes, I am growing this little corner of the internet too. If you have been following along thank you genuinely. It means more than you know.

You found it. Great price, great neighborhood, great bones. The kitchen is everything. The backyard is perfect. You are already mentally picking out paint colors.

Then you open the HOA documents.

No fences. No parking in the driveway after 8pm. Trash cans must be out of sight by 7am the morning after pickup. Grass cannot exceed 4 inches. All exterior paint colors must be approved by a committee of people you have never met.

Suddenly the kitchen does not look as good.

Look, HOAs are not always the enemy. Some communities genuinely benefit from them and the rules exist for a reason. But before you fall completely in love with a home it is really important to read those documents carefully so you know exactly what you are signing up for.

That is part of what I do for my clients. No surprises after closing.

Unpopular opinion: you are allowed to be emotional when buying a home.

Somewhere along the way, people started acting like you are supposed to be completely logical through the whole process. No attachment. No excitement. No tears.

But honestly… it has not been that long since I bought my first home, and there is no way to separate the emotions from it.

This is where your life is going to happen.

And I see it with my clients all the time. The right house just feels different. You can see it in how they walk through it and start imagining their life there.

If you are thinking about relocating and Northeast Georgia is on your radar, let me tell you a little bit about what it is actually like to live here.

There is a community for every kind of life here. Athens brings the energy of a college town with incredible food, culture, and events. Watkinsville, Hartwell, Commerce, Monroe, and the surrounding counties offer small town charm, space, and a slower pace that is genuinely hard to find anymore.

The outdoor lifestyle here is something people do not always expect. Lake Hartwell is stunning. The countryside roads are beautiful to drive, run, or bike. Spring and fall especially feel like something out of a postcard.

And whether you are raising a family, starting fresh, or putting down roots for the first time, Northeast Georgia has a way of making people feel like they belong here.

Earnest money is one of those terms that gets thrown around a lot in real estate but not everyone fully understands what it actually means or what happens to it.

So let’s break it down.

Earnest money is a deposit you put down after your offer is accepted. It shows the seller you are serious and it is typically held in escrow until closing.

Now for the question everyone wants answered. Can you lose it?

Yes, but only in certain situations.

You can get it back if you back out during your due diligence period, if the home does not appraise and you have an appraisal contingency, or if the seller fails to meet their obligations under the contract.

You can lose it if you back out after your due diligence period with no valid contractual reason, or if you simply change your mind with nothing in the contract to protect you.

This is exactly why contingencies matter and why having an agent who understands contracts is so important.

There is something about spring in Georgia that just hits different.

Downtown Athens comes alive with people out walking, patios full, and flowers blooming on every corner. The back roads through the countryside turn into something out of a painting. And the dogwoods? There is nothing like it.

I grew up in this part of Georgia and I never get tired of watching it come back to life this time of year.

Before I became a realtor I spent years working as a legal assistant.

And that experience changed everything about how I approach real estate contracts.

Here are 3 things I learned that I carry into every single transaction I am a part of.

1. Most people never read the full contract. Every page, every paragraph, every line exists for a reason. When you are making one of the biggest purchases of your life you deserve to know exactly what you are signing.

2. Deadlines are not suggestions. In a real estate contract, dates are everything. Missing a deadline can cost you your earnest money or kill the deal entirely. I track every single one.

3. The fine print can make or break a deal. The details that get skimmed over in a quick read are often the exact details that matter most if something goes wrong.

Most agents are great at finding homes. I pride myself on being great at protecting my clients once we get under contract too.
