This historic restoration just got listed in Louisville, and we are in love!

Our client brought us in on the second half of this renovation to revamp the kitchen design and blend together all the existing elements of the home into one cohesive design. The house was already beautiful when we started, but it just needed that professional touch to really show its best self 🏡

We went with a transitional style on this flip; a design aesthetic that’s newer to middle-class homes in the Austin area, but making waves across the country! When you’re flipping homes, it’s important to stand out from the competition, and this flip definitely does 🏡

We design your flips based on data that will actually help the house sell, not just make it look pretty. Too many flippers overspend on needless upgrades, wasting money on things that don’t move the needle on resale value!

Of course your projects have to look good, but only at a cost that makes sense based on the ARV. Follow these steps when you’re working through the process:

1. Determine your ARV. This is ALWAYS step 1. What do you want the house to sell for?

2. Analyze the comparable sales. If you want your flip to sell for $400k, what other comparable homes in the area have sold for $400k? How did they look?

3. Design yours to be just a little bit nicer, but DO NOT overspend. This is where most flippers make mistakes!

Spend money only where it matters - not every house has to be over the top 😜
