Angie breaks down what a renovation loan is and why it may be an option many buyers have never even heard about.

A lot of buyers assume that if a home needs work, it’s automatically out of reach financially. But renovation loans can sometimes allow buyers to roll the cost of improvements into the mortgage itself.

After years working in banks and credit unions, Angie became an Independent Mortgage Banker because she saw too many buyers get denied simply for not fitting into a traditional lending “box.” Her goal is to help buyers understand there may still be solutions, second opinions, and programs available that traditional lenders may never mention.

Sometimes the answer isn’t “no.” Sometimes you just haven’t talked to the right person yet.

A lot of people think FSBO transactions are simple until something goes wrong with financing, inspections, or the appraisal.

Angie explains that lenders work for the buyer, so sellers can’t just call and get information unless the buyer gives permission. That can become frustrating quickly during FSBO deals when there isn’t clear guidance throughout the process.

As a result, many FSBO sellers unintentionally overprice their homes based on personal attachment rather than current market conditions.
