Rock bottom is not a dead end. It is where the treasure is buried. Joe puts it plainly: God does His best work when we are empty and out of answers. Stay open, ask for help, and start digging.

Most builders have built themselves a job, not a business. Trapper makes the distinction clear: one creates wealth through labor, the other builds a team, a process, and something you can eventually sell. Full episode: https://youtu.be/FB9z8O8eqq4

What does it look like to build nearly 500 homes a year while deliberately keeping your distance from the national builders? That's the lane Berks Homes has carved out in Pennsylvania, and in this episode, president Ben Horning explains exactly how it works and why.

Ben grew up on job sites, left the family business during the recession for reasons that say a lot about his character, spent a decade running his own remodeling company, and came back with a clear perspective on land, leadership, and what makes a builder's business actually hold up over time.

We get into buyer expectations, price sensitivity, the rise of data centers in residential markets, family succession, and what Ben makes of AI's real role in homebuilding.

Knowing what you don't know saved one builder $4 million. James walked into Austin with decades of experience and still asked his vendors to teach him. That question changed the entire project. Full episode: https://youtu.be/DDrhzFT-w-U

The Future of Homebuilding Isn't AI. It's Builders Using AI.

For all the excitement, fear, and hype surrounding AI, one thought from my conversation with Grace Taso Mase keeps sticking with me:

The tool changes. The builder doesn't.

Grace doesn't see AI as a magic solution. She sees it as another tool that can help builders reduce friction, process information faster, and make better decisions.

What resonated with me most was her advice that before adopting any technology, builders should first identify the problem they're trying to solve. That's not an AI lesson — that's a business lesson.

The best builders I've met aren't chasing shiny objects. They're focused on improving their business, serving their customers, and building stronger communities.

Whether it's a hammer, a laptop, or artificial intelligence, tools matter.

But wisdom still wins.

Grace and I covered everything from AI fundamentals and practical applications for builders to the future of construction technology and how smaller builders can begin leveraging AI today.

The full conversation will be featured in an upcoming episode of Builder Straight Talk.

Paying rent on time and keeping the lights on is a big deal. Society just forgot to tell you that. Joe reminds us the so-called ordinary work is anything but.

Rich Binsacca has spent nearly 40 years covering residential construction -- from the job sites he worked during college to his current role as Head of Content at Pro Builder and Custom Builder. He has watched builders rise, struggle, sell, and adapt through multiple market cycles. When he speaks about what's happening in this industry, it's worth paying attention.

Michael Krisa sat down with Rich for a wide-ranging conversation. Culture comes up first, and Rich is specific about why the builders consistently performing well share one particular trait. From there the discussion moves into consolidation -- including what some mid-size builders are privately saying right now -- buyer behavior, what the Gen Z housing narrative looks like with some historical context added, the honest state of the labor gap, what the data center boom is quietly doing to land and infrastructure, and the AI tools doing genuinely useful work for builders today.
