🏗️ NEW TENANTS: Central Plaza | NWC Preston & Frontier

The tenant roster at Central Plaza (between McDonalds and Starbucks) keeps growing.

🏆 Status: Foundation Poured

The latest leasing brochure from the developer confirms two new tenants have recently been added to the site: Mountain Mike's Pizza and The Brunch District.

🍕 Mountain Mike's Pizza is a California-based chain with over 200 locations nationwide, known for large-format family dining and a sports bar atmosphere.
🥂 The Brunch District is a local, family-owned concept serving classic and Tex-Mex brunch dishes with four other locations across North Dallas.

Construction is actively underway with HBA Design + Build on site and the concrete slab poured as of last week.

Worth noting, tenant lineups on site plans are fluid and can change as lease negotiations evolve. But this is the latest information available and both are meaningful additions to Celina's dining scene if they hold.

🏗️ COMING SOON: Kips Crossing

A major mixed-use development just broke ground at the northwest corner of Preston Road and Glendenning Parkway.

🏆 Status: Groundbreaking

On May 15th, HBA Design Build broke ground on Kips Crossing, a new mixed-use development being marketed by DuWest Realty. Based on the site plan, this is one of the more diverse developments we've seen come to Celina.

Here's what's planned:
- 2 Restaurants
- 2 Retail Buildings
- 1 Retail/Medical Building
- 3 Flex Office/Industrial Buildings
- 1 Convenience Store
- 1 Self-Storage Facility
- 1 Multi-Family Apartment Complex

No tenants have been confirmed yet. When names start getting attached to those buildings, you'll hear it here first.

🌯 OPENING SOON: Chipotle | Crossing at Moore Farm

One of the most asked about restaurants along the Preston corridor finally has an answer.

🏆 Status: Final Touches

Chipotle Mexican Grill has been under construction next to the new Panda Express for months and the building is finally complete. Fresh signage is up, landscaping is done, and we can now confirm an opening is on the horizon.

We reached out to Chipotle's PR team directly and they confirmed the Celina location is on track to open next month. No exact date yet, but July is the target. When they announce the grand opening details, we'll have it first.

🎉 GRAND OPENING: Panda Express | Crossing at Moore Farm

When we reached out to Panda Express corporate back in early May, they confirmed a May 29th target date. That date held as their soft opening, and today marks Celina's first Panda Express officially open for business.

🍺 COMING SOON: Off the Rails Ice House | Celina Entertainment District

Celina is getting a beer garden. A big one.

📅 Est. Opening: Q2 2027
📍 Location: 1413 Sunset Blvd, Celina, Texas
🏆 Status: Groundbreaking

Off The Rails Ice House has broken ground on Sunset Blvd and construction is already underway. Right now it's a stretch of country road just east of Shades of Green surrounded by open land. But that's about to change. The project sits on 4 acres and includes an 8,000 SF restaurant paired with a 17,000 SF covered outdoor canopy, one of the largest covered outdoor dining and entertainment spaces coming to Celina.

This is the anchor tenant of the Celina Entertainment District, a 14-acre master planned development by Hughes Commercial Texas with additional pad sites still available. Think of this as the first domino in what could become one of Celina's most active entertainment corridors.

🚨 UPDATE: Is Costco Celina Coming Sooner Than Expected?

The Scoop:
Celina Watch obtained an internal Costco employee transfer document tied to the Celina location with a deadline of May 31st to submit requests. A source familiar with Costco's operations tells us the store is targeting an August opening, based on what's known internally as the "100-day rule." Or, once the foundation is complete, a Costco is roughly 100 days from opening.

We didn't just take their word for it. We filed a public records request with the City of Allen, home to the most recently opened Costco in North Texas. Their inspection history confirmed it. The foundation at Costco Allen wrapped in April 2025 and doors opened about three and a half months later on August 15th. Right on schedule.

Our own photo record tells the same story. In January the Celina site was bare dirt. By early April the foundation was complete. Now in May, the structural steel is fully up and crews are actively bricking up the exterior walls.

And as of this week, Costco has officially posted job listings for the Celina location on their careers page. That's the signal we told our newsletter subscribers to watch for. It just fired.

We won't put an exact date on this until Costco announces one. But the internal document, the source, the Allen data, and the active hiring all point to the same conclusion. Costco Celina is likely opening this summer.

COMING SOON: Rodeo SC Mini Pitch

The former Bongo Beaux's property has been sitting vacant for months. That's about to change.

Rodeo SC, a professional soccer club coming to North Texas, is converting the outdoor space at the long-shuttered Bongo Beaux's into their official Downtown Celina home base. The outdoor area is being transformed into a full turf mini pitch with goals, field markings, and the Rodeo SC logo at center.

This summer, Rodeo SC will run their Summer of Soccer Fan Zone from the location, featuring World Cup watch parties, youth activities, and community events open to everyone.

The build is being handled by Two Sons Fencing, a Celina-based contractor specializing in wood, vinyl, iron, and chain-link fencing, custom gates, pergolas, and outdoor living builds for homeowners and businesses across the DFW North area. Technically this one is in Prosper, but it's sitting right on the border at Dallas Parkway and Frontier and it's close enough that we're covering it.

The newest Chick-Fil-A in the area officially opened its doors today right next to the HEB at Dallas Parkway and Frontier. For Celina residents, this is a big deal. Up until today, the closest location was all the way down at Preston and 380. This one cuts that drive significantly for most of the city.
