Your final walkthrough is the last quality check before closing.

Plan it for the day before, bring your repair list, and move slowly.

Here’s a quick checklist to follow:

👉 Verify all agreed repairs with receipts.
👉 Utilities on, hot water working, no leaks under sinks.
👉 Test every appliance, outlet, light, and GFCI.
👉 Run HVAC on heat and cool.
👉 Open/close all doors and windows, check locks and screens.
👉 Confirm smoke/CO detectors and garage door safety sensors.
👉 Walk exterior and yard, note sprinklers, fence, and mailbox.
👉 Make sure items that should convey are present, and the home is empty of the seller's belongings.
👉 Collect keys, remotes, codes, and mailbox info.
👉 Photograph meters and any issues, then loop your agent to resolve before closing.

Should I list my home for sale this year?

Here’s the Charleston snapshot as we head into Fall/Winter 2025:

✔️Inventory has grown but remains tight at roughly 3.5 months of supply with about 5,200 homes for sale.

✔️Median price across CTAR is up around 1% year over year to about $425K, while days on market have risen to about 49.

Mid-6% range is softer than early summer and is bringing more serious buyers off the sidelines, especially for move-in-ready homes.

If a sale would support your next step, this market can work in your favor with the right prep, pricing, and marketing.
