Lincolnton doesn't always come up when people are researching the Lake Norman area, but it should.

Courthouse renovation to include a food hall and
bar/lounge. Plus an outdoor dining area.

Local shops.
Fausto Coffee.
Real lunch spots.

Not to mention year round events.

If you want land outside Charlotte and want a town with some history and character, Lincoln County deserves a longer look.

He had a house, but they needed a home.

They wanted to start fresh after getting married, and wanted more space for the family they hoped to soon raise.

Less city, and a yard big enough to match the life they were building.

His home in the city went under contract in 3 days.

We found the home they wanted to buy, and got it under contract despite multiple offers.

Now they're building the life they dreamed of.

If this is your dream, let me tell you about this one!

This is a great property for someone who needs a shop, wants some livestock, or simply looking for some privacy with acreage but you still want to be within an hour of Charlotte.

The house I would say sits in the back 1/3 of the property. Clearing for house and shop very roughly estimated to be about 1.5 acres.

About 4.5-5 hours to the beach, and 1-1.5 hours to the mountains.

Downtown Lincolnton has been greatly improved in the last 5 years and there's more coming! Great little town for walking and shopping.

No HOA & No Restrictions are two different things.

An HOA is an organization that collects dues and enforces rules.

Deed restrictions (aka restrictive covenants) are rules recorded on the land itself. They can exist with or without an HOA, and can outlive the developer, the HOA, and sometimes even common sense.

One of the weirdest restrictions I've come across...
"No drying or airing of any clothing or bedding shall be permitted outdoors other than between the hours of 8:00 a.m. and 5:00 p.m. on Monday through Friday and 8:00 a.m. and 1:00 p.m. on Saturdays." 🥴

There are some homes that don't appear to be part of a subdivision, but still have recorded restrictions that apply because the original developer put them into place.

If there's something in particular you want to do with your land, check restrictions BEFORE writing an offer.
