Data centers are officially the most hated neighbors in America and Charlotte has zero guidelines to stop them. ⚡

A brand new Redfin survey found that 47% of Americans would oppose an AI data center in their neighborhood.
That is more opposition than apartment complexes, industrial parks or even busy retail centers.

Here is why Charlotte is the wild west right now.
Under current rules if a data center fits existing zoning it is a by-right development. That means no public hearings, no community input and zero ability for residents to stop it.

Multiple major data centers are already in development across the Charlotte metro and residents are worried about the energy usage and water demands these facilities bring.

City Council is completely divided.
They tied five to five on even holding a public hearing to discuss new rules at the April 27 meeting. While other cities are passing moratoriums Charlotte is still wide open.
The next big move is May 11. That is when Council takes this up again.

Should Charlotte stop by-right data centers? Yes or no. Drop it in the comments.

And if you want maximum pressure on City Council share this video.

There is literally a gold mine 30 miles from Charlotte and almost nobody knows it exists. 🏆

The Haile Gold Mine in Lancaster County is the only operating gold mine east of the Mississippi, and it just got a massive $240M expansion with 200 new jobs coming. We are talking engineers, heavy equipment operators, and an average salary of nearly $99K a year.

That kind of money moves. And those workers need somewhere to live. Lancaster County is booming and the ripple hits the entire Charlotte metro.

This is not a trend. This is a $717M annual economic engine with a plan that runs through 2037. Our region is built different.

Did you even know we had a gold mine in our backyard? Drop a 🥇 in the comments!

harlotte Douglas is about to change how airports are built forever 👇

CLT and UNC Charlotte just launched the nation's first Smart Runway project.

Two thousand sensors embedded directly into the new Fourth Parallel Runway. A six point five million dollar project funded by the FAA and UNC Charlotte. It creates a digital twin that detects problems before they happen.
Now zoom out...

Charlotte Douglas is already the seventh busiest airport on the planet. Over fifty three million passengers last year.

When this runway opens in September 2027 we will be the only airport in the nation with this technology.

Uptown Charlotte is getting repositioned.
301 South Tryon just sold for $36.5 million.
Tax value is over $200 million.

That’s roughly 18 cents on the dollar.
Institutional money isn’t leaving.
It’s stepping in.

Plans call for a mixed-use reboot with housing, hotel, retail, and updated office space.

At the same time, other groups are upgrading office to compete.
Different strategies.

Same conclusion.
Uptown is not dying.
It is being rebuilt.

Do you think Uptown is undervalued right now, or is South End still the smarter bet?

CMS just made May 1 an optional workday

Over 1,800 teacher absences are expected as educators head to Raleigh

This is not about time off

It is about pay

📊 North Carolina ranks 43rd in teacher pay
📊 Starting pay sits around $41,000
📊 South Carolina is pushing toward $50,000
📊 The national average is $74,177
📊 NC averages about $59,971
📊 That is a $14,000 gap
📊 Over $1,100 per month

There is also a 10 year stretch
from year 15 to 24
with no base pay increases

Charlotte is one of the fastest growing cities in the region

But teachers are crossing into Fort Mill and Rock Hill
for better pay in the same market

So here is the real question

If we pay the least nearby
while growing the fastest

what breaks first

400 high-income jobs are coming to SouthPark.

is adding 400 corporate roles in commercial, investment, and private banking.

Estimated incomes: $100K to $200K+

That directly supports the $600K to $1.2M housing range.

Most of this demand stays within 15 miles of SouthPark.

Duke Energy is asking to raise rates again in North Carolina.

They reported over thirty two billion dollars in revenue and are now requesting increases that could impact your monthly bill in multiple ways.

One part of the request is to recover about eight hundred nine million dollars tied to the winter cold snap earlier this year. If approved, that alone could add roughly seven to eight dollars per month to the average bill starting this summer.

On top of that, they are proposing an additional increase of around sixteen percent over the next two years to fund grid upgrades.

All of this is happening at a time when the cost of living is already rising.

Important to know. This is not decided by Charlotte City Council. It is handled at the state level through the Utilities Commission.

There is already growing public pushback, and residents will have a chance to speak at a public hearing on April twenty ninth at seven PM at the Mecklenburg County Courthouse.

What do you think. Is this the wrong time to raise rates, or is this necessary to maintain the system.

Everyone keeps saying the housing market is down

That’s not what’s happening in Charlotte

It’s splitting

Office demand isn’t gone
It’s concentrating in Class A

Retail isn’t weak
It’s one of the tightest in the country

Industrial isn’t crashing
It’s stabilizing with jobs moving outward

Apartments just absorbed a record wave
And the next pipeline is already thinning

And the biggest driver

150+ people are still moving here every day
With higher incomes than the local average

That’s the part most people miss

This isn’t a slowdown

It’s a separation

Strong cities are pulling ahead
And Charlotte is one of them

If you’re buying here
You need to understand where demand is actually going

Not where headlines say it is

The Carolina Panthers are moving forward with a new practice facility in Uptown Charlotte.

The team has revealed plans for the Atrium Health Training Facility next to Bank of America Stadium.
It will include a one hundred one thousand four hundred square foot indoor field house along with recovery and player performance space.

This is a shift from the two hundred forty five acre mixed use project that was previously planned in Rock Hill.

Instead, the focus is now on a centralized facility in Uptown, keeping operations close to the stadium.

This project also connects to the larger agreement between the city and the team.

Charlotte previously approved a six hundred fifty million dollar stadium renovation plan, funded by tourism taxes, as part of a deal to keep the Panthers here through 2045.
Do you think the Carolina Panthers made the right decision moving the practice facility Uptown instead of Rock Hill?
