One thing we thought we left in 2021? Bidding wars.
They’re still very real in the Colorado Springs market in 2025 — especially in Old Colorado City, Broadmoor, Briargate, and neighborhoods near Peterson SFB, Schriever, and Fort Carson. Tight inventory paired with steady demand in walkable areas and around military bases keeps competition high.
If you’re a buyer, here’s what I see work best:
1️⃣ Be ready to move fast
Have your pre-approval in hand and your needs vs. wants crystal clear. When the right home hits the market, speed and confidence matter.
2️⃣ Get comfortable with limited info
You may not have time to analyze every detail before offers are due. That’s okay — inspections and contingencies still allow for due diligence once under contract.
3️⃣ Lead with your strongest offer
In many cases, there’s no second round. Strong price and clean terms from the start help your offer rise to the top.
4️⃣ Think like a seller
We’ll identify what matters most — flexible closing, leaseback for a PCS move, or a stronger earnest deposit — and structure your offer accordingly.
Bidding wars aren’t about luck — they’re about strategy.
