The market is still climbing, just at a smarter pace.

Here's what August closings told us year over year:
🏡 Single-family homes are the engine. Median price up to $420K, and well-priced homes are still selling in about a week with buyers competing.
🏙️ Condos gained real value. Median up 17% to $322K, though they're taking longer to sell than a year ago.
📈 Across all home types, prices rose about 7% while homes took a touch longer to move.

The headline for buyers and sellers: correctly priced homes are flying, but roughly 1 in 3 active listings has now sat 60+ days. Overpriced homes are piling up, which means real negotiating room on the right properties.
