What not to do as the listing agent. Today my buyers and I were walking through a property that had a bit of a wonky inspection and we were getting a structural engineer to evaluate the foundation. Foundations are always tricky because they can be very expensive, and tend to be detrimental to deals if everybody isn’t working towards a solution.

During the walk-through with the engineer, the listing agent was present, which I don’t mind as long as they are there to make sure the house stays secure. What is never needed is their input on the inspections while the agent and the buyers are still in the home. Unfortunately, the listing agent and I didn’t share the same philosophy. There were a lot of emotional charged comments coming from the listing agent that did nothing to show anyone that he was going to be advising his client solely as a fiduciary.

One thing I attempt to maintain in every transaction in an emotional balance. Never too worried and never too excited. We’re there to facilitate the transaction and advise our clients. I don’t refer to my clients and I as ‘we’ or ‘us’. It’s not my money, my house and my name is nowhere on the contract. That has helped protect me mentally & emotionally from the letdown of deals falling apart. It’s also make me a better real estate agent. When I am delivering information and data from a point of neutrality, I can more effectively represent my client in a way that is best for them.

Agents who get emotionally involved when there is a big repair amendment or low appraisal or some thing that threatens to take down the deal are usually manifesting exactly what they’re worried about.
