Most people come into new construction thinking their first project has to be perfect. They want the biggest profit, the smoothest build, and zero mistakes. But that’s not how builders are made.

Your first project teaches you things no class, book, or YouTube video ever can.

You learn how to manage subcontractors. You learn how inspections really work. You learn how to solve problems when things don’t go according to plan. You learn how to budget, schedule, communicate, and make decisions under pressure.

Every build makes you better.

The goal isn’t to be perfect on your first project. The goal is to finish the project, learn from it, and take that experience into the next one.

The builders who succeed aren’t the ones looking for a grand slam every time they step up to the plate. They’re the ones willing to keep showing up, keep learning, and keep stacking experience.

Because in construction, every completed project is a base hit.

And if you stay in the game long enough, those base hits eventually turn into a home runs.

Due diligence in new construction is the most important part of the entire process.

A great build starts long before the foundation is poured. Before you break ground, you need to understand zoning, utilities, setbacks, permits, floodplain restrictions, construction costs, and countless other factors that can make or break a project.

The difference between a profitable build and a costly mistake often comes down to the knowledge of due diligence.

But the truth is, the biggest barrier to becoming a builder was never access.

It was mindset.

In 13 states, you don’t even need a builder’s license to get started. Yet most people never take the first step because they’ve convinced themselves the opportunity isn’t for them.

The people winning in this industry aren’t always the smartest, the wealthiest, or the most connected. They’re the ones willing to learn what they don’t know, take action before they feel ready, and stay committed when things get difficult.

Because success in homebuilding isn’t about having all the answers on day one.

It’s about learning the process, trusting the process, and executing the process.

Every successful builder was once a beginner staring at a vacant lot wondering if they could actually do it.

The difference is they didn’t let doubt make the decision for them.

They took action.

And over time, that action became experience. That experience became confidence. And that confidence became a business, a portfolio, and a legacy.

The opportunity has always been there.

Due diligence is one of the most important parts of building. If you get it wrong, it can cost you a lot of money before construction even starts.

On this project, we made sure to do our due diligence, what we discovered was it appeared to be a single lot but was actually two separate buildable lots.

That meant we were able to purchase it at a price that made sense for one lot, while gaining the opportunity to build two homes instead of one.

What makes this project even more special is that my students will be building alongside me throughout the process.

Most people lose money in real estate before construction even starts. The truth is, not every piece of land is actually worth building on.

Before we ever purchase a lot, we’re looking at three things: buildability, utilities, and zoning. Can we actually build on it? Does it have access to water and sewer? And does the zoning allow the type of project that makes financial sense?

A lot may look like an opportunity on the surface, but if the numbers don’t align with what the land allows you to build, it can quickly turn into a bad investment.

In real estate, pretty lots don’t matter. Numbers do.
