Most first-time buyers don't think about this until it's almost too late.

"Shop around for attorneys. Talk to three, four, five, whatever you're comfortable with. Then get on board with somebody early, before you start making offers. Because you never know what kind of questions might come up."

Simple advice, easy to skip when you're excited to start looking at houses. Don't skip it.

Find your attorney first. Everything else gets easier from there.

Western Mass has a "collector" culture, people move in, stay, and their homes fill up with decades of life. Theresa Ryan joins Lindsay to talk about what that says about our communities. Amherst and Northampton in particular are places where people age in place instead of chasing Florida winters. All ages, all seasons, real community.

Old New England homes have character, but that history comes with maintenance quirks newer builds don't have.

Tom Crossman (Crossman Properties) grew up in property management and maintenance, and his top homeowner tip: mind your thermal envelope. Overgrown landscaping can pull siding away from your home's structure and slowly compromise its integrity, long before you'd notice.

Small habits now save you from big repairs later.

This clip is from an earlier episode with Tom that's still worth your time. Link in bio for the full conversation.

Housing doesn't exist in a vacuum. It's connected to everything, how people live, how communities grow, and whether neighborhoods actually thrive.

Brian Megliola gets that. That's why his company operates across buying, selling, maintenance, property management, and nonprofit work. Not to maximize profit on every side, but because being in all of those spaces means better decisions, better service, and making homeownership more viable for real people.

No real estate agent? Your closing attorney just became your quarterback.

Attorney Mark NeJame joins Lindsay to talk about what it actually looks like when a buyer goes it alone. Insurance deadlines, smoke detector inspections, keeping the lender on schedule... when there's no agent coordinating the details, the attorney has to step up and fill every gap.

For anyone navigating a home purchase in Western Mass without an agent, this one's worth a listen.

Western Mass isn't just a market. It's a community worth investing in.

Lindsay and Brian Megliola of Coldwell Banker Community Realtors share what drives their work, and it comes back to one thing: being genuinely rooted in the place they serve.

From property management to condo developments to home investing, the opportunities here are real. And so are the people building them.

This is what local real estate actually looks like.

The answer most financial planners will give you? Before you think you need one.

Knowing your full financial picture before you start searching changes everything. And it doesn't stop at closing either. A financial planner is a long-game partner, not a one-time checkbox.

Jen Ewers, financial advisor with Edward Jones, breaks this all down in episode 23. Check it out!

Sasha Wilde didn't just buy a roofing company. She and her husband Tim took a chance, put down roots, and built something they hope will serve Western Massachusetts for generations.

In Episode 25 of Real People, Real Estate, Lindsay sits down with Sasha to talk about the honest side of entrepreneurship, what the first year really looked like, and the advice every homeowner needs to hear about protecting their biggest investment.

This one's about more than roofs. It's about community, connection, and what it means to build something that lasts.
