📣 Big News from Fannie Mae — But It’s Not What the Internet Propaganda Machine Is Telling You 🏡

Starting November 16, 2025, Fannie Mae is removing the minimum credit score requirement (620) from its automated underwriting system Desktop Underwriter or “DU.”

DU will now review the full picture — things like credit history, debt levels, income, and property details — to evaluate overall risk. This change is outlined in Fannie Mae Announcement SEL-2025-09.

👉 Sounds huge, right? It is — but here’s the real-world impact, and it’s not as big as you think:

✔️Lenders still care about credit risk. A very low score (with late payments, foreclosures, or bankruptcies) can still trigger tougher terms or denial.
✔️Many lenders will keep their own “overlays.” Even though Fannie will remove the 620 cutoff, lenders may still set internal minimums for risk or PMI (mortgage insurance) approval.
✔️Interest rates will still reflect credit strength. A lower score could still mean higher rates or fees or requirements for a very large downpayment.

💡 Bottom line: Let’s be blunt and real here. Don’t let the internet and all of these realtors feed you some line that this is going to be a huge deal. Don’t let the sensationalism be the reason you think you’ll finally get into a home if you have a low score and poor finances. I’m sorry to burst your bubble. While this change *could* open doors for more buyers (mostly those with strong income, stable finances, and a sizeable downpayment but imperfect scores) it’s NOT a free pass. Every lender and borrower’s situation will still be unique. Don’t let the internet “get you” today or on even Nov. 14 when this comes into effect.
