Most home inspectors are in and out in 2 hours…
I usually spend that on the exterior/garage alone.
When I inspect a home, I’m not there to check boxes—I’m there to understand it.
I spend 4+ hours building a full picture of how that home works, why certain issues exist, and what it means for you.
I don’t just “walk around” the exterior…
I make 4 separate passes.
Each pass has a purpose—just like scanning for traffic in the sky as an airline captain.
• Pass 1: Foundation, grading, drainage
• Pass 2: Roofline, soffits, upper structure
• Pass 3: Exterior walls
• Pass 4: Systems—HVAC, electrical, plumbing
Then the roof.
Then the attic.
Then the interior—same methodical process, multiple passes, zero shortcuts.
Nothing gets rushed. Nothing gets missed.
I write your report while I’m there.
I finish it before I leave.
And I review it one last time to make sure it’s right.
Because this isn’t just a report—it’s your leverage.
I’m a small business. Not high volume.
When you call, I make room—often same day—so you have time to use my findings in negotiations.
And truthfully…
I’m probably not the best “business owner” in the traditional sense.
I don’t advertise as much as I should.
I’m client-focused.
I give discounts when I probably shouldn’t.
