Most home inspectors are in and out in 2 hoursā¦
I usually spend that on the exterior/garage alone.
When I inspect a home, Iām not there to check boxesāIām there to understand it.
I spend 4+ hours building a full picture of how that home works, why certain issues exist, and what it means for you.
I donāt just āwalk aroundā the exteriorā¦
I make 4 separate passes.
Each pass has a purposeājust like scanning for traffic in the sky as an airline captain.
⢠Pass 1: Foundation, grading, drainage
⢠Pass 2: Roofline, soffits, upper structure
⢠Pass 3: Exterior walls
⢠Pass 4: SystemsāHVAC, electrical, plumbing
Then the roof.
Then the attic.
Then the interiorāsame methodical process, multiple passes, zero shortcuts.
Nothing gets rushed. Nothing gets missed.
I write your report while Iām there.
I finish it before I leave.
And I review it one last time to make sure itās right.
Because this isnāt just a reportāitās your leverage.
