📊 Indianapolis Market Update | August 2026
July to August brought some noticeable shifts across Boone, Marion, Hamilton, and Hendricks Counties—and they didn’t all move the same way.
Boone:
Median price jumped to $452,500, while homes sold faster: 16 days vs. 27 in July.
Marion:
Median price dipped to $262,000, while inventory climbed to 3.1 months.
Hamilton:
Still the highest-priced county at $486,000, but sales and new listings both pulled back.
Hendricks:
Median price eased to $355,500, with homes averaging 21 days on market.
The bigger picture? Inventory increased in all four counties, while closed sales declined in three. That can mean a little more breathing room for buyers. But it also makes pricing and positioning even more important for sellers.
And for investors? The differences between counties are where things get interesting.
One market. Four very different stories.
Let’s hustle smarter, together.
