Have a HELOC? Your Rate Probably Just Went Up

Most home equity lines of credit have a variable rate tied to the prime rate, and the prime rate has gone up. When prime moves, the rate on your line moves, and so does your minimum payment. If your line started with a teaser rate, that fixed period may be ending soon. Nobody can promise what happens next, but if more hikes come, a variable line keeps getting more expensive. Right now may be a good time to consider moving that balance into a fixed-rate second, so future hikes don't touch your payment. Let's look at yours together.

Why Are Mortgage Rates So High? Think Cabbage Patch Dolls

Remember Cabbage Patch dolls in the mid-'80s? Parents lined up around the block, and once they sold out, people paid double to get one. Bonds are the opposite right now. Governments here and abroad are borrowing heavily, so there are more bonds for sale than investors want, and when there's that much supply, each one is worth less. Investors want a higher yield before they'll buy, and mortgage rates feel it.

The Fed Raised Rates. Why Did the 10-Year Go Down?

Everyone keeps asking me if the Fed is the reason mortgage rates feel so high. It's not. Mortgage rates follow the 10-year Treasury, not the Fed. The Fed raised rates on September 16, and the very next day the 10-year went down. A week later, on September 23, with no Fed action at all, it hit its highest level since 2007. So if you're waiting on the Fed to bring your rate down, that's not where the answer is.

No Permit on That Casita? It's a Coin Flip

If you have an ADU, a casita or a garage conversion that was never permitted, I am not telling you the income is off the table. I am telling you it is a coin flip. The only way to know for certain is to get the appraiser out and see what comes back in the appraisal, because the appraiser decides whether that space counts. If they walk in and something does not line up with what is on title, it gets noted, and then we cannot use it. So if you are shopping for a home with one of these, my advice is to buy the one that was done with permits.

When Your House Is the Retirement Plan

A reverse mortgage fits a very particular person, and this is who I mean. If you do not have a 401k or a pension, and you are relying on Social Security plus the home you spent your working life paying for, then that home can do some of the work for you in retirement. What it comes down to is that you stay responsible for your property taxes, your homeowners insurance and the upkeep on the property. That is the trade. One Buyer Can Cost You the Whole Sale

Sellers and agents, this one hurts you both the same. You get into escrow with a buyer who turns out not to be able to get financing on that unit, and the deal cancels. Now the seller is back on the market having lost time and money, and the agent is starting the whole process over. Condo financing is where I see this happen most, because the guidelines on condominium projects got much tighter. Getting the complex looked at before you list is how you stay ahead of it.

Home Equity Line vs. Home Equity Loan

People use these names interchangeably and they are not the same thing. A home equity loan works like a personal loan: you take one lump sum, at a fixed rate, on a set term, and you pay it down every month like a mortgage. It sits in second position, behind the first mortgage you already have, so that low first mortgage you are sitting on never gets touched. I like this one for somebody paying off debt or doing home improvements who does not have a chunk of money coming that would wipe out the balance. Your Casita Can Help You Qualify Now

Fannie Mae now lets me count rent from an accessory dwelling unit toward your qualifying income, whether you are buying the property or doing a limited cash out refinance. A limited cash out is essentially a rate and term refinance, so you are not walking away with money in your pocket. This is a real change from where we were, because that rental income used to count for nothing at all.
