On this week’s repost of Lex Talk Real Estate, Nick sits down with Christion House, Air Force veteran and owner of H2H Inspectors - Lexington KY Home Inspections. Christian shares his fascinating journey from handling cryogenics in the military to "test driving" homes in Central Kentucky. 🇺🇸🏡

In this episode, we uncover:

🔨 The "New Construction" Myth: Christian explains why brand-new builds often require the most scrutiny, from siding issues to pre-drywall inspections.flipped homes.
🏚️ Old Home Realities: Buying a home built before the 1980s? We discuss the specific risks of fieldstone foundations and the hidden costs of aging infrastructure, like the corrosion of old cast iron plumbing.
🙀 Inspection Horror Stories: From using car jacks for structural support to a closet containing a kiddie pool used as a litter box (yes, really).

Christian emphasizes that while an inspector can’t predict the future, they can help you prepare for it financially. Whether you are buying a flip, a new build, or a historic gem, you need to know what lies behind the walls.

We’ve all heard of New Year’s Resolutions where we try to add a million new habits. But what if the secret to 2026 isn’t doing more... but doing less?

On this week’s episode of Lex Talk Real Estate, I sat down with my good friend Devon Ramage, and we went way deeper than interest rates and housing trends. We got real about life.

Devon opened up about navigating some profound personal challenges, raising three boys, and the moment his mindset shifted forever. He shared a story about how he used to look at the cross by his front door during the hardest times and ask, "Why is this happening to me?"

Then, one day, he flipped the script. He started asking: "I don’t know why, but I am here for the blessing."

That shift—looking for the blessing in the adversity—is the core of his theme for 2026: Addition by Subtraction.

🚫 Removing the "shoulds."
🚫 Removing the doom-scrolling.
🚫 Removing the negativity.
✅ Creating space for what actually matters.

If you are feeling burnt out on your goals or just need a reminder that you can smile through the hard stuff, you need to hear Devon’s advice:

🎙️ "Detach yourself from the outcome and fall in love with the process."

On this week's repost of Lex Talk Real Estate, leadership expert Jordyne Carmack joined me to break down what it actually takes to lead a team in 2026.

We often think leadership is about giving speeches or giving orders. Jordyne flipped the script: The #1 leadership skill is LISTENING.

She shared that effective leaders:
1️⃣ Practice Active Listening: It’s not just hearing; it’s paraphrasing and validating.
2️⃣ Prioritize Clarity: In a complex market (like Real Estate!), being understood is more important than sounding smart.
3️⃣ Know Their Audience: Adapting your communication style to the person you are leading.

Whether you are leading a real estate transaction to close or leading a team of five, these skills are non-negotiable.

With the first full working week of 2026 nearly complete, we felt it best to share an impactful podcast from last year about avoiding burnout. According to Forbes, up to 66% of Americans experienced some sort of burnout last year. Our conversation with the amazing Pam Jury teaches us all how to make the most of 2026. Happy Friday!

In this repost of Lex Talk Real Estate, we sit down with the incredible Pam Jury of Christie's International Real Estate Bluegrass. Pam’s journey is the definition of a leap of faith—leaving a successful 20-year career in commercial insurance to prioritize her family, only to build a brokerage ranked in the top 10% of sales volume! 📈

In this episode, we dive deep into:

The Transition: How Pam went from "hoping to sell 3 homes a year" to closing over $230 Million in total brokerage sales volume.

Beating Burnout: Why finding your "Why" is the only way to survive the stress of entrepreneurship.

The "Pop-By" Strategy: How Pam turned her slowest quarter (Q1) into her most productive planning season.

The Farming Analogy: Why you can't expect a harvest if you haven't tilled the soil.

💡 Golden Nugget from Pam:

"You can't pour into somebody else if your bucket is empty... It’s okay to create space for you because again, if you don't do it, you can't be the best for somebody else."

Whether you are a new agent, a seasoned pro, or just someone who loves Central Kentucky (and our crazy four seasons ❄️☀️), this episode is packed with wisdom on how to thrive in an uncertain space.

The top episode of 2025 is live! "A Lifetime of Service- With Donnie Oliver" from April was the #1 streamed episode this year. It received 225x more streams than average, and I can't help but think that it has to do with the service-oriented message from Donnie.

To everyone on this journey, with the podcast, THANK YOU. It's been incredible to see the growth because of listeners like you. I hope that you have a wonderful New Years and here's to a great 2026 to all!

---------------

On this week’s episode of Lex Talk Real Estate, I sat down with Donnie Oliver of eXp Realty LLC, and let me tell you—this conversation was good for the soul.

Donnie isn't just a top-tier agent; he’s a man with a true servant's heart. Did you know that when he isn’t helping clients navigate the market, he drives a school bus for special needs children in our community? ❤️

We discussed:✅ How his background in ministry and social work shapes the way he cares for clients.✅ Why "uncertainty" is the biggest hurdle for buyers and sellers right now.✅ The "Golden Handcuff" dilemma for homeowners with low interest rates.

Donnie also shared a piece of advice that stuck with me: "It's never too late to become what you might have been."

New podcast is live! Today's episode is a first for the podcast - a movie review of "It's a Wonderful Life," just in time for the holidays. We're joined by Jeff Rogers Photography, Inc. to share how a movie from 1946 is so very relevant today.

This film has moved many and is a treasured holiday movie for many families. We dive into the themes of this movie and how it gives hope to many during the holiday season – while discussing Jeff’s own “George Bailey” moments with his business.

Redefining Wealth: The movie’s argument that true net worth isn't found in a bank account, but in the people who rally around you when things go wrong. “To George Bailey, the richest man in town.”
Adversity: How George Bailey kept putting one foot in front of the other despite broken dreams and near-bankruptcy.
Perspective: The scene on the bridge—finding gratitude for the life you have, even when it looks nothing like the life you planned.
It’s a candid look at hardship, gratitude, and why the ending ("No man is a failure who has friends") hits hard and is so applicable today.

From our family to yours, we hope you have a Merry Christmas, Happy Holidays & Happy New Years!
