Showcase the smiling faces of residents (and pet residents) by utilizing user-generated content on your social media pages. User-generated content is content that has been posted by users on social media and it is especially relevant for multifamily marketing because it gives us the perfect opportunity to show what life is really like at the property. Here are some tips for finding the best UGC for your property in order to boost engagement:

1. Look in "tagged photos" to see what your property has been tagged in.
2. Look under location tags to see more posts at the location, that may not have tagged the property.
3. Look at local businesses and re-post their content to show off local spots and upcoming local events.
4. Ask residents to DM photos to the property's IG! This works especially well after events or prior to holidays.
5. Don't miss an opportunity to capture a moment. Whether it's an on-site resident event or a new team member is starting, take it as an opportunity to take a picture and share it on social networks.

The more you tag people and locations and show the reality of life at your property, the better the engagement will be and the more relevant the content is to the audience.

Don't forget to give proper credit and tags to the owners -- always ask permission!

Picking the right social media advertising strategy should be based off of your goals. Lead generation, brand awareness, and boosted posts are three of the most common types of ads that our clients choose. Let's run through how to assess which type is the best fit for your needs.

🌟 A boosted post is created from a post that you’ve already made on your page. You can "boost" the post to an audience of your choosing. These types of ads are easy to set up and are a great way to get your content to reach more people. Boosted Posts are great for increasing exposure and brand awareness to grow your following count, improve visibility, and get more website clicks. However, you may want to have an additional ad running or go a different route completely (depending on your goals) because Boosted Posts are not always effective for converting leads.

🌟 Lead generations ads are great for the use of multifamily communities because they allow you to request contact information directly from interested users! Unlike Boosted Posts, you do not just have to work with content on your feed -- you can design your own ad! By adding a contact form to collect information from potential residents, you can witness leads turn into real residents. This route is great for newer properties or properties looking for new residents!

🌟 Get your audience to think about you. If your goal is to get your ads to reach people who are most likely to remember you, then brand awareness may be your objective. Success of brand awareness is measured by the estimated ad recall lift (people) metric. This shows how many people are estimated to remember your ad if they were asked about it within two days.

Our hearts are with the people of Ukraine and we stand in solidarity with anyone impacted by this crisis. Our very own Nik Tary, Renderings Director, is directly affected as his wife Lena’s family is stuck inside the war zone. ☹

At SMP, we have been thinking a lot about what we can do as a small company to support Ukraine. This week we collected supplies, toys, and non-perishable food items for the BStrong Initiative Global Empowerment Mission . These goods will be sent to refugees in Europe during this time. 💙💛

Sometimes it can feel like social media platforms are releasing new updates and features faster than you can keep up. We are here to give you a round-up of some of the newest Instagram features that can be used to boost your social media presence and stay up to date with the trends.

🌟 Story likes! When viewing a Story, you can now tap the heart icon, found at the bottom right part of the screen. The creator of the story can see their likes (which appear next to the user’s name) on their Story views sheet.

🌟 Give credit where deserved! Instagram introduces a new "Enhanced" tag feature for giving credit to creators on posts. This means that now you can give credit to all people “behind the scenes”. For multifamily housing content, this can be used to tag artists, photographers, architects, or designers to make it easier for them to be recognized find future opportunities.

🌟 Auto-generated captions for the win! To make Instagram more accessible for all users, IG has introduced auto-generated captions for their IG Feed videos (similar to how it is seen on Tik Tok). This is especially important for multifamily housing communities because it ensures videos are complying with ADA and Fair Housing.

🌟 Highlights -> Reels. IG is introducing the option to create Reels from IG Story highlights. By selecting "Create" in your Story highlights, you can apply audio and sync your images to create a Reel. ***This feature may not be available for all users yet!

🌟 Chronological order is coming back! IG is testing new feed changes so that users will have more control over how posts appear. Instagram plans to keep the current viewing option, called “Home,” while also introducing “Favorites” and “Following” options that will finally show content in chronological order again.

🌟 Coming soon! Instagram has announced they’re launching a “Your activity” feature which will allow users to view and manage their activity all in one spot. Users will be able to bulk manage their content and their interactions to easily delete, archive, and more!
