The Philip Chapin House is a historic house in the Pine Meadow village of New Hartford, Connecticut. Built in 1867 for a local factory owner, it is an elaborate example of Italianate architecture. It was listed on the National Register of Historic Places in 1977.

"A conservation plan and drawings is also available at conservator's office in Covington. In 1971, Debra Van Bicketts completed a Master's Thesis, 'The Brame-Bennett house of Clinton, Louisiana: a study of Greek Revival domestic architecture.

"This property includes two rare dependencies: 1. Classical water well with original roof overstructure. 2. Two-room brick kitchen building. Both rare surviving structures in the United States.

3.5 years ago I bought this house, and it’s taken me that long to give it a makeover (in addition to other necessary, less fun work). I wanted the house to have a personality, and for every room to have its own character. An idea that I kept coming back to is that I wanted the house to feel like it’s gone through time, and not that it was stuck in any one period. What does everyone think?

It took some convincing, but my husband finally agreed to the purchase of a home I’d been hoping to rescue. The 3 accepted offers ahead of ours all feel through after inspection. Before we put in an offer, the seller allowed us to have a contractor, electrician, plumber, structural engineer, mold and moisture specialist, mason (for foundation repair), shingled roofers, flat top roofers, and sewer guy out to evaluate the state of the home and provide quotes. The home was listed well below the what it could have been listed for if it was in better shape. I just needed to make sure that after investing in repairs we wouldn’t be upside down. Quotes came in and it started to look feasible. However, through all that, the seller had another offer come in which she accepted. We put in an official back up offer and crossed our fingers. Oct 11, it became ours and we dug in to fix the water issues (foundation, roof and porch). Work has been completed on all but the middle porch. The weather worked against us (rain, rain, rain), so the porch will have to leak until February. If you scroll to the bottom, you’ll see one of the reasons I felt the home was worth saving (the wood work). I am beyond in love with the home, but there is still much to do to get the home back to its original glory.
