Staging your home is a quick and easy way to seriously increase the attention you get from buyers. This results in higher sale prices and bidding wars!
Here’s what you need to do:

Interest rates can be a scary concept šŸ‘»šŸŽƒ
when it comes to šŸ” home loans.

When a client is looking to buy a home, they typically take out a mortgage loan to finance the purchase. The interest rate on this loan determines how much the borrower will ultimately pay šŸ’µ over the life of the loan. However, some borrowers may want to lower their interest rate to save money. This is where buying down a home loan rate comes in.

To buy down a home loan rate, the borrower pays upfront fees to the lender in exchange for a lower interest rate on their mortgage. These fees are usually referred to as discount points, and each point is equal to one percent of the loan amount. So, if the borrower is taking out a $300,000 loan and pays one point, they would pay $3,000 upfront to lower their interest rate.

The amount that the interest rate is lowered depends on the lender and the market conditions at the time. Typically, one point will lower the interest rate by 0.25%, but this can vary. It’s important for the borrower to consider how long they plan to stay in the home and if the upfront cost of buying down the rate is worth the potential savings over the life of the loan.

It’s important for the borrower to work with their lender to determine if buying down the home loan rate is the right decision for their financial situation. By doing so, they can potentially save thousands of dollars over the life of the loan and make their monthly mortgage payments more manageable.
