🏡 **Story Behind the Sale – 159 Zimmerman Rd, Sanford, NC**

This one started as a **Zillow Real-Time Tour request**. My client had seen the property online and really liked the look of it, so we met out at the home to walk through it together.

The advantage on this one was that **I had already shown the property before**, so I knew it pretty well. As we walked the property, I pointed out the things I liked and also the issues I saw so he could make a smart decision going in.

After talking through the numbers and the condition of the home, we put together a **strong, strategic offer and negotiated quickly with the seller**. The result… **we’re officially under contract.**

Now we move into the **inspection and due diligence phase** to make sure everything checks out for him.

There are still **great opportunities in this market if you know where to look and how to structure your offer**, and that’s exactly what I love helping my clients do every day.

This one has been a journey… and the kind I truly enjoy.

My client came to me **over a year ago** with a clear goal—find a home she could **comfortably afford in retirement**. She was very financially disciplined, thinking long-term, and I love working with clients like that because it challenges me to help them win the right way.

We stayed patient. Watched the market. Looked at multiple options over time.

When this property popped back up, she said, *“Let’s take another look.”*
The advantage here—I had already shown this home **three different times**, so I knew it inside and out. Recently renovated within the last couple years, it checked the boxes.

We walked it… and she said, *“I love it.”*

From there, we moved fast.

✔️ Due diligence fully in motion

Now we’re pushing hard to get everything completed, negotiate any repairs, and **get her into her home by the end of the month if possible.**

🏡 **Story Behind the Sale – 38 Colorado Court, Spring Lake, NC**

This one started as a **Zillow lead**—a client ready for a change and wanting to get off base and into a home in the **right school district**.

We got to work.
After showing **15–20 homes**, I could tell she wasn’t quite finding “the one.” That’s when I said, *“Let’s take a look at new construction—there are some strong opportunities right now.”*

We explored a couple neighborhoods in her target school zone, and I connected with one of my go-to builders, Dream Finders Homes. We quickly set up showings in two communities.

That’s when it happened…
She walked into an **all-white Prelude model** and instantly fell in love. 🙌

The timing couldn’t have been better—the home was set to be completed right when she needed to move.

From there, we moved fast and smart:
📹 I shot a walkthrough video and sent it to her husband (out of state)
💻 Set up a quick Google Meet with both of them + the builder’s agent
🤝 Answered questions, worked through details, and structured the deal

**Before the night was over… we were UNDER CONTRACT.**

And we didn’t just get the home—we secured some serious value:
