"Every journey begins with that first step."

That was on a yard sign at the edge of the field, and it's the most honest thing anyone said all morning.

NAMIWalks DuPage brought a few hundred people out on Saturday — families, teams, dogs, strollers, a car show, and a whole lot of green shirts. A start line, a gravel path under old trees, and people walking for somebody or walking for themselves.

We were proud to sponsor it, and glad to be the ones with the cameras.

Every dollar raised funds free mental health programs, education and support for families across DuPage County. Free is the word that matters there — NAMI DuPage doesn't charge for any of it.

Removing a laundry basket is presentation. Removing a defect is misrepresentation.

Same tool, same software, same few minutes. Not the same act.

The test: does the edit change how a buyer sees the space, or what a buyer believes about the property? Personal belongings are about the people living there. Cracks, stains and missing fixtures are facts about the building.

We wrote up the whole thing on the blog, including the part that usually gets left out — on an occupied property, physical staging often isn't even an option, so the real choice is digital or nothing.

"Work your magic."

The magic is AI, and it's worth explaining exactly what that means.

The top half of this video is the delivered photo. The bottom half is the room as it actually stood when the shutter fired. These are occupied units — real tenants, real belongings — and there's no reasonable way to physically stage four apartments in an afternoon.

So the clutter comes out digitally.

What doesn't come out: cracks, stains, fixtures, wiring, water marks, or anything else that describes the condition of the building. A buyer walking through that door should find exactly what the photos showed them.

That's the line. Removing a laundry basket is presentation. Removing a defect is misrepresentation. They're not the same job and we don't do the second one.

This is where most Chicago investors start.

A four unit brick building from 1923 on a corner lot in Calumet Heights. Mature trees, two parking spaces, hardwood and crown molding through the units, a bay window in the front unit.

We shot it for the buyer who's actually looking at it — which means the roofline and the brick get the same attention as the interiors, and the aerial shows the corner position and the block. A four flat isn't a house with extra rooms. It's a building, and the person buying it is pricing a roof and an income stream at the same time.

A homebuyer wants to see the kitchen. An investor wants to see the meters.

That sounds like a small difference. It isn't — it changes the entire photo set.

Every convention in listing photography was built for someone who's going to live in the house. Lead with the kitchen, stage the living room, get the primary suite. That's correct for most listings.

Now put that template on a two flat. The person writing that offer isn't moving in. They're buying an income stream attached to a maintenance liability, and almost nothing they need to know is inside a unit.

They need the roofline, the porches, the back stairs — on a hundred-year-old building that's where the condition story lives, and a roof isn't a decorating problem. They need to count separate entrances. They need the meters, because separately metered or not is a real line item and one photo answers it. They need the parking, because spaces are income. They need the block.

Every finished shot in this video sits right on the frame it came from — so you can see the room as it actually is, tripod in the corner and cords on the floor, next to what ends up on the listing.

The gap between those two is the job. Light, angle, height, what's in the frame and what isn't. None of it changes the house. All of it changes how the house reads.

Look at the drone shot. That's Illinois.

Rolling hills, heavy tree cover, roads that curve because the land made them curve. Not the flat grid most people picture.

The house sits on one of those rises — a long brick ranch on over half an acre, with a front lawn that climbs away from the road and a back yard that keeps going past the deck.

Inside there's a vaulted ceiling over the living room with a brick fireplace, a white kitchen with stainless appliances and stone counters, and windows on nearly every wall.

3,143 square feet, four bedrooms, three baths, on 0.61 acres. $350,000 — about a hundred and eleven dollars a square foot. Nine houses on the whole street.

Same kitchen. Two photographs. Nothing moved, nothing cleaned, nothing replaced.

A bad photo doesn't make a dated house look dated. It makes it look neglected.

Those are different words with different price tags. Dated means old cabinets — a known cost. Neglected means something's wrong here, what else didn't they deal with. Buyers can't tell them apart in a dark, orange photo, so they assume the worse one.

That assumption comes straight out of the offer.
