We recently bought this 100+ yr old home. It’s has lots of character and I like it, but I am thinking about painting all the wood trim and doors white to make it more modern. I introduce you to the most hoarded house we've ever remodeled. Not because it had more garbage inside than other jobs but because when we purchased it there was literally NO WHERE to walk. Previous hoarder houses all had pathways carved out to at least walk around the majority of the house. We had to buy this house without being able to see almost half of it.
It turned out beautifully! An incredible amount of charm throughout that we knew we had to save! Just a couple more years left unattended and this home would have to of been demolished. Our first home where we had to replace an exterior wall.
We've completed 3 of these (dilapidated heavy lift rehabs) now in the last 12 months that I've shared with this group. For a total of over 40 homes we've personally remodeled since moving to the area in 2016. Search my name in the group to see other fantastic transformations! Actively working on more now.
St. Clair County and the Blue Water Area is a wonderful place, one that we are dedicated to preserving and improving.

Last time I feel sorry for someone and try to helpthem. The people that I allowed to rent my houselet their dogs do this...

Last time I feel sorry for someone and try to help
them. The people that I allowed to rent my house
let their dogs do this! And this is just the beginning
of the mess and destruction they left me. I am at
a total loss for words.. Over the past couple of
days my 19 year old son (who is going to buy the
house) his girlfriend and several of his friends
have busted their butts to clean and carry out all
the trash that was left behind! These "kids" have
more work ethic and drive than the "grown" people
I rented to. HOW DO PEOPLE LIVE LIKE THIS?!?!?!
ETA: Even with no dogs the amount of mouse
is beyond disgusting!! EVERY SINGLE CABINET!!

I need y'all help. What mirror should I hang here and which way. I think the space could handle a much larger mirror but...

For 7.5 years, we have worked on our house (1935, St. Louis, MO) and for 7.5 years, I have been waiting to have everything buttoned up so I could do a side by side of present day pics with the real estate listing photos. I thought that time would be when major renovations were complete, but we still haven’t hung all our curtains or photos - things I have delayed due to the immense dust of multiple invasive projects.
Today, I realized that, due to personal events in my life, it could be several more months before we do those final touches, so regardless of the fact that we are creeping up on 24 months shy of a decade of living here and still seem to be “moving in,” I’ve decided “to heck with it” and am posting a few of the then/now pics….

We just bought a house that has this fireplace in my dining room. Inspection by a fireplace professional showed it's not safe to use as-is. Our options are to leave it alone (and not be able to use it), have the interior restored as a wood-burning ($5,500) or redo as a gas (($2,700). I don't want to spend the high end amount, as there are other things we could put that money too, but I don't really care for gas fireplaces, although they are cleaner and less of a hassle. Opinions? (And no, I'm not painting the stone, been there, done that...I like natural. We will be adding a mantle).
