Thinking of making a move in the DFW area? Let's talk real estate!

The Dallas-Fort Worth market is definitely active right now, and here's a quick snapshot of what's happening as of late April 2025:

Home Values: Median sale prices are hovering around the low \$300s to low \$400s depending on whether you're looking at Dallas proper, Fort Worth, or the overall metroplex. Keep in mind, different sources show slightly different numbers, so it's good to do your research!

Appreciation: We're seeing a bit of a mixed bag. Some data suggests slight year-over-year price increases in both Dallas and Fort Worth, while other reports indicate a small overall dip in average home values for the DFW area.

Time on Market: Homes in Dallas seem to be moving a bit faster compared to last year, while Fort Worth is seeing homes stay on the market slightly longer. On average, expect homes to go pending in around a month or so.

Inventory & Competition: Good news for buyers - inventory levels are up, meaning more choices! The market is considered "somewhat competitive," with most homes receiving around one offer. Hot properties can still move quickly!

What You'll Pay: On average, homes are selling for a little under the listing price (around 2%).
