The summer slowdown was slower than normal. For sellers- this is not the time to panic. Relax, drop the price if you need to and sometimes in markets like this it just takes a little longer to sell.
For sellers, Patience is key here. Price is too. This is not the time to get aim for the sky on pricing. It's time to get realistic and price based on market conditions. You may need to shift your expectations to meet the current market conditions and not what we got used to from 2020-2024. Buyers want homes that are move in ready and require minimal updates. Investors want a deal so they can flip it. If you are selling a home that is dated there are two main choices- lower the price or complete some updates prior to listing to get the price you had hoped.
For buyers, this is a great time to buy. Increased inventory gives you a lot of options and you have leverage in negotiating the best conditions to close on your new home.
