➡️ Before I go any further, I just want to say this: don’t be afraid to show who you really are. It’s so easy to fall into the comfort of templates, but people connect with people, not copy-and-paste graphics. Your personality, your quirks, your story… that’s the real value. Let it show. We all deserve to show our unique selves.

Real estate on social media is full of template posts right now. The same graphics, the same captions, the same message in a different color, just with a new headshot dropped in. And that’s fine for some, but that’s not me. 🖼️

𝓘’𝓶 𝓷𝓸𝓽 𝓱𝓮𝓻𝓮 𝓽𝓸 𝓫𝓵𝓮𝓷𝓭 𝓲𝓷.
I’m here to be real, intentional, and fully myself, even if that means occasionally posting a silly photo of me in overalls, a gold hard hat, or laughing at myself in a listing video. Honestly, those moments tell people far more about who I really am than any template ever could.

And listen, I get it. As realtors we wear a lot of hats. I’m the social media managers, the accountants, the marketing and advertising pros, the negotiators, the schedulers, the therapists, the problem-solvers, contract manager, etc and all rolled into one human being. So yes, shortcuts are tempting.

But marketing is not a plug and play graphic.
It is strategy. ✨
It is education. ✨
It is experience. ✨
It is understanding how to position a home so it stands out, not disappears into the scroll, and not look just like every other home on the market. If it does, then that is not really marketing by definition, is it?

My clients deserve more than generic.
They deserve marketing that is custom, thoughtful, and rooted in true expertise, shaped by years of hands hands-on experience, supported by my marketing degree, and created with intention rather than shortcuts.

Hear me out - would you let someone test drive your house?

“Hey, I want to buy your house, but can I crash here for a night first, see if I like it?”

Fun fact: on average, we spend less than 1 hour in a home before purchasing it. For most, this is one of the most significant financial investments of their lifetime.

It's kind of crazy that the buyer seals the deal with a showing and maybe a quick walk-through with the inspector.

So, it got me thinking after we read an article recently in the WSJ about some buyers requesting to stay the night in the home before purchasing (mind you, these were very high-end $5 million and up-priced homes). What would it look like if we test drove homes, like we test drive cars?

Here are some of the things you could find out with a one-night stay in your soon-to-be home!

☀️ Find out how the natural light feels in the home in the morning
🚿 Test the water pressure and water heater while taking a shower
🍳 How does the home feel while cooking dinner with the family
☕ Enjoy a cup of joe in the outdoor spaces that the home has
🐶 Find out if the backyard will be a good fit for pets

For Thanksgiving this year, I skipped the hassle of making homemade pies and baked goods and went straight to Bread Basket Cafe & Bakery. I even picked up my son's 19th birthday cake - he requested carrot cake! 🎂 And to be honest, I'll be doing this every year from now on. It was so convenient and let's be real: it tastes much better than my homemade recipes 😂

Have you ever been to The Bread Basket? It's one of my all-time favorite places and for good reason: everything looks good AND tastes good 😋

My favorite thing about The Bread Basket is the wide variety of absolutely delicious and gorgeous baked goods. You know, the kid that are magazine worthy and also make the most beautiful gifts.

I also love that they have a really homey feel (it helps that it was a literal home that is near the center of town that was converted into a bakery/cafe.) It's the type of cafe that you can dine in or if you're having a busy day you can order ahead and pick it up while you're passing through Danville.

And the employees? They're as kind as ever - always greeting you with a smile and happy to give recommendations! They truly are one-of-a-kind! 🥰

So, whether you're needing a pie or some baked goods for a get together, just because OR a gift, definitely check out all that they have to offer. 🍰🥧🍞 You won't be disappointed. Heck, let me know when you go - I'll meet you there! :)

I’ve always believed that real estate is more than paperwork and keys. It is purpose. Every family, every story, and every front door represents a new chapter in someone’s life, and it is an honor to help people turn that page and open those doors to opportunities.

Homes also hold wealth for families, and I do not take that responsibility lightly. The equity people build becomes the foundation for their next step, whether it is a move, an investment, or a brand new start. Guiding someone through a decision that carries both emotional and financial weight is something I treat with deep care and respect.

📉 New Construction Builders Are Quietly Lowering Prices, and It Is Changing Buyer Affordability

There has been a subtle but important shift happening in the new construction market lately, and it is something most people would not know unless they are watching the numbers every day.

Builders across Central Indiana now have more inventory than they are used to, and they are under pressure to move those homes before the next construction cycle begins.
To do that, they are offering something we have not seen in years:

➡️ Price reductions
➡️ Temporary interest rate buydowns as low as 1.99%
➡️ Incentives that stretch buyer affordability far beyond a typical resale home

What does that mean for buyers?

Most people base their search on the price they are preapproved for, but right now builder incentives are changing the math. A lower interest rate can make a higher-priced home surprisingly affordable.

Right now, a buyer preapproved for $375,000 could realistically afford a newly built home priced around $425,000 with a similar monthly payment, simply because the interest rate is so much lower.

For example, one local builder is currently offering:

Year 1: 1.99%
Year 2: 2.99%
Years 3 to 30: 3.99%
4.870% APR

This is not about pushing new construction. It is about making sure buyers understand how different the landscape looks right now. If you were preapproved earlier this year, or even last month, your buying power may be very different today.

1. The first Thanksgiving was held in the autumn of 1621 and included 50 Pilgrims and 90 Wampanoag Indians and lasted three days. Many historians believe that only five women were present at that first Thanksgiving, as many women settlers didn't survive that difficult first year in the U.S.

2. Thanksgiving didn't become a national holiday until over 200 years later! Sarah Josepha Hale, the woman who actually wrote the classic song “Mary Had a Little Lamb,” convinced Abraham Lincoln in 1863 to make Thanksgiving a national holiday, after writing letters for 17 years campaigning for this to happen.

3. Thanksgiving is the reason for TV dinners! In 1953, Swanson had so much extra turkey (260 tons) that a salesman told them they should package it onto aluminum trays with other sides like sweet potatoes — and the first TV dinner was born!

4. Americans eat 46 million turkeys each Thanksgiving.

I realize we're already well into November, but here's a little October recap from my family to yours. :) 

1. I spent a couple weekends away traveling out of state to watch my daughter's team play softball. As always, they did amazing. It's crazy to think that by this time next year, most of these girls will likely be committed to play in college! 

2. We brought our fur boys along for the adventure, and they had an absolute blast - they got LOTS of pets from many passersby. The only thing they didn't like was one of the Airbnbs, which I'm convinced was haunted.

3. During one of the more chilly softball games, a ladybug landed on me and sat on my finger for nearly 40 minutes. It even flew off and came right back! Maybe it was a good-luck charm for the girls.

4. I had the privilege of helping 8 amazing families close on their homes in October. It was fun to celebrate with each family. 🙂

5. I put my signature mark on a few more homes that hit the market. I love putting these welcome mats out front! 

6. My team of agents gathered for multiple "Media Blitzes" to showcase our listings, promote our sellers and do the whole social media thing. 🙂

7. I've missed my sweet son every day since he's been away at college - but to my surprise, I'm missing him differently than I imagined. He's so incredibly happy at Purdue that it's impossible to be sad for long. I enjoy the text updates he sends - they truly bring smiles to my face!

8. I've loved spending Tuesday evenings the last several weeks with my Rooted Bible study group. It's always encouraging, and I leave challenged each week.

9. There's no shame in the real estate game, which is why I'm proudly wearing my "Realtor" hat. I was gifted this by my business coach. I have lots of exciting plans for my brokerage, and I can't wait to see how it all unfolds. Surrounding myself with people who challenge and inspire me is just one piece of the puzzle. One of the best investments I can make for myself, my clients, and my business has been hiring this coach! 
Well, that's all for October. November is here, and I've hit the ground running HARD! Hello holiday season - I'm ready for all the festivities!
