If you own single-family, you are in good shape. Price to today's comps and your home will sell, just slower than last year. Build a few extra weeks into your timeline.

If you own a duplex, triplex, or fourplex and want to sell, price is everything right now. There is more competition than a year ago, buyers are taking their time.

The deals that close are priced right from day one. Meet the market and you can still move a property. Fight it and you rack up days on market and a price cut.

The May 2026 Utah Housing Data is in....

Multi-unit properties (2+ units) are taking 83 days to sell so far in 2026.

A year ago it was 59.

That's 41% longer on the market, and it lines up with the rest of the data.

Closed sales are down and listings keep climbing.

The 2-4 unit slice, the duplexes, triplexes, and fourplexes, is softening fastest.

Closed sales there are down 11.8% year to date and the median price is off 6.3%.

Here's what I'm seeing on the broker side.

The deals that close are priced right on day one.

The ones chasing last year's number sit for three months and take a price cut anyway.

There's no pricing power in this part of the market right now.

If you own and want to sell, pull 90-day comps and price slightly below actives.

Set the market, don't chase the market down.

If you're a buyer with capital, you have time and leverage you didn't have a year ago.

Seller's are finally starting to accept the current market conditions.

Active Utah multi-unit listings just hit 369, the highest count on a decade-long chart.

Asking prices per square foot are down about 1% year over year despite the supply surge, and they're still 4.8% below where the market peaked in Q2 2022.

Inventory has doubled off the 2024 floor of 182 listings in less than two years. The data points one direction: buyers have leverage.

Box Elder County just unanimously approved "Wonder Valley," a 40,000-acre AI data center campus backed by Kevin O'Leary.

At full buildout, the project will generate 9 gigawatts of power, more than twice Utah's current statewide electricity use.

Backers project 4,000 construction jobs and 2,000 permanent jobs, with construction targeted to begin in late 2028.

Active multifamily listings in Utah are up 43% from a year ago, while pendings are up just 5%. That's the clearest sign yet that buyers haven't kept pace with the supply pile-up.

Single-family looks different. Active listings are up 7.5% and pendings are basically flat. This is a multifamily-specific story, not a broad housing one.
