We’ve been quiet lately but not because nothing is happening.

Behind the scenes, New Level Design Studio has been building something much bigger than another website project.

We’re building Velora Intelligence a governed business operating intelligence system designed to help small businesses see what needs attention before it turns into a bigger problem.

Most businesses already have information everywhere:

Emails.
Calendars.
Accounting software.
Documents.
Customer conversations.
Tasks.
Missed follow-ups.
Daily operations.

The problem is not that business owners do not have data.

The problem is that no one has time to watch all of it, connect the dots, and know what actually matters.

That is what Velora is being built to do.

She is not just another chatbot.

Velora is being designed to monitor business activity, understand context, detect issues, explain what changed, recommend next steps, and keep the owner in control through approvals, audit trails, security rules, and system safeguards.

Over the past month, we’ve built and tested a lot of the foundation:

One of the ideas we’re most excited about is governed self-healing.

That means Velora would not just say, “Something is broken.”

She would help prove what happened, explain the risk, recommend the repair, prepare the fix, verify the result, and keep the business owner in control before anything major happens.

The future voice side matters too.

Velora is being designed so she can eventually answer customer calls, make approved follow-up calls, recover missed-call opportunities, summarize conversations, and hand the owner the important details without losing context.

That is the difference between reckless automation and governed intelligence.

We’re still building websites.
We’re still supporting local businesses.
We’re still helping companies improve their online presence.

But we’re also building the next layer:

Tools that do not just make a business look better online but help it operate smarter behind the scenes.

Over the past few weeks, Velora has gone from an idea into a real working real estate intelligence platform.

Right now, Velora can already:

• Research market conditions using verified public data
• Compare markets and show what has changed
• Track source provenance, freshness, confidence, and geography fallbacks
• Create persistent Cases around a property or client
• Generate structured intelligence reports
• Add Advisor Notes without feeding private notes into the AI
• Build evidence-backed charts and summaries
• Turn seller research into a full Listing Appointment / Seller Meeting presentation workflow
• Detect when a report or presentation has become stale and needs to be refreshed

What it still does not do is pretend to have data it doesn’t have.

Velora does not currently have licensed MLS access, so it will not invent SOLD comps, DOM, sale-to-list ratios, concessions, listing history, or active MLS competition.

That part comes later, once the proper data access and licensing are in place.

What I’m working on next is Relocation Intelligence.

The goal is to let an agent compare where a client is moving from with one or two potential destinations, then build a structured evidence-backed briefing around housing conditions, financing pressure, market changes, location context, and the tradeoffs between those markets.

The underlying evidence engine for that is already being built now.

After Relocation is finished, the next major step is preparing the MLS connector architecture so Velora is ready for licensed MLS/IDX data when access becomes available.

The bigger vision hasn’t changed:

Velora isn’t meant to be another chatbot, CRM, or Zillow clone.

It’s being built as an evidence-backed real estate decision intelligence platform that helps agents understand the market, prepare better, and walk into important client conversations with stronger information.

Still early. Still building. But it’s getting a lot more real. 🔥

Velora just went through a full controlled stress and abuse test — and I’m pretty damn happy with the result.

The goal wasn’t to see if it looked good.

It was to try to break it.

We tested things like:

• unauthorized access attempts
• cross-case data leakage
• malformed requests
• rate limiting
• concurrent users
• duplicate report requests
• case revocation
• AI spend protection
• system recovery after bursts
• evidence degradation
• security behavior under pressure

The results:

✅ 0 cross-Case data leaks
✅ 0 unauthorized AI calls
✅ 0 unauthorized Case mutations
✅ 0 unauthorized report attachments
✅ 0 secret or token exposure
✅ revocation worked correctly
✅ rate-limited requests created 0 AI spend
✅ the system recovered cleanly after burst traffic
✅ no Case corruption
✅ 117/117 automated tests passing after the fix

The stress test did uncover one real issue:

If the exact same report request was fired multiple times at the same moment, Velora could generate the report more than once and multiply AI usage.

That was fixed.

Now:

10 simultaneous duplicate requests → 1 provider generation → 1 logical report

That is exactly why I wanted this kind of testing done before handing Velora to real agents.

I’d rather find the ugly stuff now than have a user find it later.

Velora is now moving into a small controlled pilot with experienced real estate professionals.

The next phase isn’t about adding more features.

It’s about finding out whether Velora actually helps an advisor walk into a seller conversation more prepared, more informed, and more confident about what the evidence really supports.

That’s the standard.

Over the last few weeks, Velora has changed a lot.

What started as an experiment around AI and real estate is now becoming a private, evidence-backed seller-preparation workspace built specifically around how a real-estate advisor prepares for a listing appointment.

At this point, Velora can take an address and help an advisor research the broader market, review sourced evidence, understand what has changed, save that work into a private Case, add private Advisor Notes, prepare for seller questions and objections, generate a Listing Positioning Report, create a Seller Decision Dossier, and reopen everything later without starting over.

One of the newest additions is the Pre-Appointment Briefing.

The idea is simple:

You have a listing appointment coming up.

Instead of rereading pages of research, Velora gives you a quick view of:

• What to lead with
• What not to claim yet
• What still needs to be confirmed before discussing price
• Your own private notes about the seller

The actual Velora workspace is now private as well.

The product itself is no longer publicly linked or indexed. Access is controlled server-side, AI-powered endpoints are protected before they can consume API resources, private Cases have their own independent access controls, and Advisor Notes stay outside AI-generated reports and dossiers.

I’ve also been deliberately keeping Velora from pretending to be something it isn’t.

It is not an MLS.

It is not a CMA.

It is not an appraisal or AVM.

And it will not manufacture property facts, comps, or pricing recommendations just because an address was entered.

If Velora doesn’t have the evidence, it tells the advisor what still needs to be confirmed.

That restraint is a huge part of what I want Velora to be.

Trust first. Evidence first.

We’ve now reached the point where I’m slowing down on adding features.

The next major step is something I’ve been looking forward to:

Stress testing.

Before I put Velora in the hands of outside agents, we’re going to intentionally hammer it.

Concurrent requests. Authentication abuse. Wrong and revoked Case tokens. Duplicate requests. Multiple sessions. AI-spend protection. Case integrity. Rate limits. Failure recovery. Bad or incomplete evidence.

Basically, we’re going to try to break the damn thing. 😂

And the standards are pretty simple:

Zero cross-Case data leaks.
Zero unauthorized AI calls.
Zero corrupted Cases.
Graceful failure under pressure.
Clean recovery afterward.

Most of that testing will be done without needlessly burning live AI credits, with a smaller controlled portion against the real production AI stack.

If Velora survives that cleanly, then we move toward a small controlled agent pilot.

After that, one of the biggest remaining questions is MLS/IDX data access and licensing. That could eventually unlock sold comps, active competition, DOM, sale-to-list relationships, listing history, concessions, and stronger property-level intelligence.

But I’m not going to fake any of that before the rights and data are actually there.

I’d rather build Velora slower and correctly than make it look more capable than it really is.

This thing is getting serious. 🔥

One of the things that blows my mind about Velora is that the intelligence isn’t supposed to come from just throwing every question at the biggest AI model available.

The goal is much smarter than that.

When someone asks Velora a question, the system can look at what kind of task it is, how much reasoning it requires, what evidence is available, and then route that work to the right AI model for the job.

Think of it like this:

A straightforward market question doesn’t necessarily need the most powerful model on the planet.

A more complicated seller strategy question where Velora has to compare evidence, identify limitations, reason through market conditions, and explain what actually matters to an advisor may justify a stronger model.

So instead of:

Question → AI → Answer

Velora is being built more like:

Question → understand the intent → gather the evidence → determine the level of reasoning needed → use the appropriate AI model → produce an evidence-backed answer

And the AI isn’t working alone.

Behind it are the controls I’ve been building around things like:

• source provenance
• data freshness
• geographic accuracy
• confidence levels
• evidence and caveats
• seller/property Cases
• security and access controls
• MLS integration architecture

The model is basically the reasoning engine.

Velora is the system around it that decides what information the model gets, what it is allowed to conclude, and how that answer should be presented.

That distinction is huge.

I’m not trying to build another chatbot.

I’m trying to build a real estate intelligence system that knows how to think about the question before it ever tries to answer it.

And we’re still early. 🤯🔥

That’s the future I’m building toward.

And while real estate is the first vertical, the underlying architecture behind Velora verified data, specialist intelligence, reasoning, and decision support could eventually extend far beyond real estate.

Real estate is where Velora starts.

It doesn’t necessarily have to be where it ends.

It started as a luxury real estate website concept.

Now it’s becoming something much bigger: an evidence-backed real estate intelligence platform.

The idea is simple:

Real estate professionals should be able to walk into client conversations with better market context, stronger research, and clearer evidence behind their recommendations.

Velora is being built to help answer questions like:

What is happening in this market?

What has changed recently?

What matters for this specific property or seller?

What evidence supports the strategy?

What should an agent be prepared to discuss before a listing appointment?

Right now, Velora can already support seller-focused research workflows around a property address. It can work with market conditions, financing and rate context, price and supply trends, community data, saved case research, advisor notes, Listing Positioning reports, and Seller Decision Dossiers.

The next big opportunity is licensed MLS access.

With the right MLS data, Velora could eventually help analyze sold comps, days on market, sale-to-list ratios, active competition, listing history, and property-level differentiation.

That’s where this gets exciting.

Velora is not meant to replace real estate professionals.

It’s being built to give them a sharper intelligence layer behind their websites, reports, and client conversations.

A custom real estate website could keep its own branding, search tools, and client experience while using Velora behind the scenes for research, strategy, reports, and decision support.

There’s still a lot to build and validate.

But the foundation is getting stronger every week.

Velora just took another big step forward.

What started as an experimental luxury real estate concept is steadily becoming something much more serious: an evidence-backed real estate intelligence platform designed to help agents understand markets, compare conditions, track what changed, and prepare better for client conversations.

Over the last few build phases, Velora has added:

* live market intelligence using real public housing and economic data
* Market Pulse and What Changed analysis
* market comparison tools
* evidence-backed charts with source and geography controls
* persistent Velora Cases so research can actually be saved
* intelligent model routing, using a faster lower-cost AI model for routine questions and a more advanced model only when deeper analysis is justified
* stronger safeguards against unsupported claims, bad geography assumptions, incomplete responses, and model formatting errors

And now the next major piece is underway:

Velora Intelligence Reports.

The goal is to let Velora turn all of that research into structured, reusable intelligence reports for real estate professionals — eventually supporting things like Listing Positioning, Seller Strategy, Buyer Market Intelligence, Relocation research, and full Market Dossiers.

The important part is that I’m not trying to build another Zillow.

Zillow is great at helping people find houses.

Velora is being built to help real estate professionals understand what the evidence says, what changed, what matters, and what to do with that information.

There’s still a lot to build, especially around licensed MLS data, but the foundation is getting stronger every week.

Pretty wild considering this all started as me experimenting with what AI could actually do.

Velora Experience just crossed another major milestone.

A few days ago, I shared that we were building Velora to prove something simple:

A website should be able to do more than look good.

Now the intelligence behind it is getting much deeper.

Velora can now work with real public housing and economic data across national, state, metro, county, and local levels — and it knows the difference between them.

That last part matters.

If someone asks about Port Orange, Velora doesn’t quietly hand them Miami data because that’s all it has.

It now understands:

Port Orange → Volusia County → Daytona-area metro → Florida → United States

And when it has to use broader evidence, it tells you exactly what it’s using.

We’ve now verified real local intelligence for places including Port Orange, Ormond Beach, Volusia County, Miami, Naples, and The Villages, alongside broader Florida and national housing indicators.

That includes things like:

• population and household data
• residential construction activity
• home price indexes
• mortgage rates
• housing starts
• broader market context

And just as important, Velora knows when the data isn’t there.

No pretending it has current MLS inventory.
No invented days-on-market numbers.
No fake local statistics.

If the evidence doesn’t support a claim, Velora says so.

That’s what I mean when I say we’re not building a chatbot.

We’re building a real estate intelligence experience.

And we’re still nowhere near finished.

Next up: deeper local intelligence, real-data visualizations, geographic market comparisons, and more ways to actually see what the market evidence is saying.

This is exactly why I built Velora Experience as New Level Design Studio’s testing ground.

Not to prove we can make a website move.

To prove we can make one think.

Velora Experience just hit another major milestone. 🚀

What started as a luxury real estate website concept is turning into something much bigger: a real AI-powered real estate intelligence platform.

Velora can now securely pull, normalize, store, and refresh verified housing-market data from authoritative sources including the Federal Reserve, FHFA, and U.S. Census.

That includes real data such as:

• Mortgage rates
• Housing starts
• Building permits
• Housing price trends
• Population and household data
• National and state market indicators

And here’s the part I care about most:

Velora is being built to know the difference between what the data actually proves and what AI merely thinks it knows.

If someone asks about a local market and Velora only has verified state-level data, it won’t quietly pretend those numbers are local.

It will tell you exactly what geographic level the evidence represents.

No made-up market statistics.
No pretending AI memory is live data.
No hiding broader data behind a local label.

We’ve also finished the production infrastructure that automatically refreshes this information on schedule and stores it for Velora to analyze without hitting outside data sources every time someone asks a question.

Next up: connecting this verified national intelligence directly into Velora’s live AI reasoning system, followed by deeper Florida and local-market intelligence.

Still building.

Still testing.

Still raising the standard.
